  • How to sell a timeshare?

    I am looking for some advise... We want to sell our 2-bedroom Shawnee unit and I have had it listed on here for well over a year and it is time that I get serious about selling. My issue is that we have three kids and we just want a bigger place.

    I am curious where the experts would suggest listing this?

    We are already offering it for less then we paid by a pretty good margin (we paid $5500 resale) but I have seen a couple other weeks I would have liked to buy but didn't because I don't have enough vacation time to own a 3rd TS week (I only get 2-weeks vacation) and paying maintance fees on something we can not use is not something I want to do.

    Thanks for any oppinions or advise...

    Not an expert, since I don't sell and plan to leave it to next generation to worry also only did a countable rents. But anyway

    Have you tried to rent it first? Since you are not in hurry, try to put it on free rent site like Timeshare Rentals Resales Timeshares for Sale Rent Vacation Time Share and craigslist: san francisco bay area classifieds for jobs, apartments, personals, for sale, services, community, and events. If you got the fee covers the MF plus some acceptable return, and have decent success rate, then you can continue selling in no hurry mode. Timeshare Rentals Resales Timeshares for Sale Rent Vacation Time Share has statistic to let you see how many hit you got, so it gives you some idea when people looking at your property. Craigslist give you some idea which city or area will have people looking for your TS.

    Read tug's advise sticky Buying, Selling, Renting - TUG Bulletin Board. Also watch eBay completed list a while.

    If the eBay market price is too far from your price, that means you can not market on eBay, but you know you can market it since you bought it, so try to think back in what situation you bought it. Then try to do the similar thing to sell it. If it is not too far off, then you need to pay a little bit attention to see what time the market fetch the best price and do it that time.

    I believe one of the best price you may be able to get is through your renter, but don't advertise it to every of your renters, if someone come back to you say 2 or 3 times, then you can see if you want to work with them.

    Since you own 1 or 2 Timeshare, it is hit or miss situation. And since it is not a business activity, it means you may not want to loss to much in this deal, in that case, time and be patient. So you need to make sure you has no issue to rent it out.

    The good thing is you have less or equal timeshare that covers all your vacation need.

    Once you figure out how to rent it out, then you can now wait the selling. At mean time, you can either use exchanger or buy another one that you can handle the renting, and if you get both rented, then you use the money to get vacation, if you get one rented, you use the other vacation, if both not rented, you can deposit one and use the other. But that will be your choices.

      Aside from getting the ad out to as many hits as possible without spending much money, price is the big factor in the time it takes to sell if it even sells at all.

        Did you try Redweek, Ken? Your price looks good compared to other Ridge Top summer units for sale there. Be sure to say something like "All reasonable offers considered!"

        Sorry you're having such a hard time with selling. Week 33 is a good one for the Northeast, too--the kids are still out of school. Good luck!

          E-Bay is another option if getting rid of it ASAP is a priority. Otherwise, I would do as Tony suggests, list it on the free or low priced resale websites.

            Another option would be Myresortnetwork.com They charge a fee, but it's smaller than Redweek's fee. I think spending money to advertise on multiple sites is worth it, given that it may result in a higher sales price. (For any new TS4MS members, I do NOT mean sites that charge hundreds of dollars upfront; I meant sites that charge maybe 25 bucks.)

            Also, I noticed that your ad doesn't mention the MF, Ken. I think you should state the MF in your ads, unless it is very very high. Otherwise, people will probably just assume the MF is high.

              The maintenance fee at Shawnee is actually quite low, I think.

                Do you still like to own at the same resort but a bigger unit? Could you make a deal with the resort and trade up? Since it is a good week, could you rent it out every year for more money than you pay in maintenance fees so you don't have to give it away? Are there bargains available for a larger unit, if you want to stay there and buy that?

                I always read that eBay is a good bet if it is a resort that is popular so people bid each other up and RedWeek too. People here are more serious buyers because they have to pay for looking and contacting the owner.

                  I have had good success with Timeshare Rentals and Timeshare Resales By Owner - My Resort Network I have had poor success with TUG ads, and I have had zero success with ads here on timeshareforums.com

                  I would suggest an ad on My Resort Network. If you advertise there and you aren't getting any interest, then your price is too high. What you paid for the week is completely irrelevant. The value of most timeshares continues to drop. I think that you will need to ask below $2000 in order to generate much interest.

                    Thanks for all the advise... I will check out some of the links and I'll have to ask my wife what the maintance fees were this year I am not opposed to Shawnee in the least but we just have to find a bigger unit as while it worked with two kids, three has been a pain and the kids are getting older so they want their space more then ever

                    I have a fealing that Shawnee would gladly let me upgrade my unit for say $10,000 or more but obviously I know better then to go to the developer and ask them for an upgrade

                    We have an option to convert to points but there again, there was really no bargan in doing that as well:

                    So, time to list it on some of the other sites and perhaps we will find a buyer. I am just a little upset at myself as I missed a really nice week that I would have loved to buy but couldn't do it with owning the Shawnee week.
