  • Looking for Tips on Private Party Rental Contracts

    I am in the process of trying to rent out some booked timeshares. I know that there is Redweek.com and Vacation TimeShare to name a couple of places to rent them out.

    My questions are more about the contracts with the renters. I see that redweek has "Vacation Escrow Available for Secure Transactions Protect your timeshare rental agreement with escrow service from First American Title."

    Is this a good way to go?

    Does this cover such things as property damage or is it just to ensure rental payment?

    Anyone have any problems in renting out through any of these sites?

    Just trying to figure out all the basics before I dive into this?

    I've always used a contract to rent a week. Mine came from Timesharing Today Magazine. I make whatever adjustments are necessary and usually require 1/2 down (with the contract). I don't close the rental ad until the money is in hand. The remainder is usually due 60-90 days before the interval. I have never used an escrow service, however should the renter want it, I would have no objections as long as they paid for the service.

      I have never used any escrow services for rentals, I collect 100% before I place the unit into their names. The resort will collect a credit card at check in, they will bill them for any damages.

      Any internet site is just a place to advertise, so you can have "Flakes" . Redweek has less " Flakes" since they charge to look, so only the serious renters use redweeks.
      Just trying to figure out all the basics before I dive into this?

      Just dive in, iirc the 1st few rentals were scary, but now they are very easy.

        I've done a few private rentals of my timeshares and have used my own rental agreement, which I created based on what I thought were the best clauses from several others. I have not nor would I agree to using an escrow service. It's really not enough money to be bothered with the hassle. There is equal risk so an atmosphere of trust needs to be established between owner and renter for it to work.

        My rental agreement template is on file on TUG under the "ADVICE" section of the BBS.
