Buy a resort that you would like to use yourself, in a size that you need, with MFs that are reasonable. Preferably within a mini-system that has resorts in areas that you would like to visit.

I bought a week from an ebay seller called Dave Poulin. he was very nice to deal with the we did have a great vacation. Unfortunately, I got sucked into buying timeshare membership and now realize I dont have time to take so many vacations

But i would recommend this surely, he really guided us to a good resort in mexico

If this happened recently, you may still have time to rescind!

I bought a $1 TS on Ebay. When the transfer is finished, I paid almost $1000. Not cheap as I thought.

Keep looking, paying attention to the closing and transfer fees. They're different on every listing. At this time of the year, they do tend to offer more listings with reduced closing costs. Also, if you won't take ownership/usage until the 2008 week but they are asking for payment of 2008 maint fees up front, you may email them and tell them that you would want to pay your maint fees directly to the resort after closing rather than with closing. Make sure you get an acceptable email response before you bid.

We bought on ebay another RCI Points timeshare ownership last week and the resller is paying for the closing costs except for RCI Points transfer fee.

I have my eye on another ownership that is on ebay that I am familar with. As part of our due dilidance late last night I emailed the seller some questions, and if it is the size I want I will most likely will bid on it. This one does have closing costs but if the price stays down low we may win it.

Then we because we like it we may use it or we will rent it out.

I asked my bride about bidding on it, and even though she also likes that resort, she thought our 30 present ownerships having over 100 yearly weeks was enough for me to manage.

T/S are a very very poor investment. You end up having to pay the whole time you own it. There are many other ways to vacation without joining a timeshare club.
But a lot of us multiweek owners unlike you have seemingly figured out on how to work the system and vacation for free and/or make a profit. If we make the nescessary effort manage our timeshares correctly, they can be a far better investment than just putting that same money in money markets for a far smaller return.

Sorry you have IMHO judging by your mostly negative postings about timeshare ownership seemingly have not learned to figure out how to get great vacations in great timeshare units for little or no cost as a owner. It's really pretty easy but does require some effort.

But I guess judging by your post that was the only one that supported IMHO Drkenrich's $500 scam fee to help peopleseemingly like you supposely donate to Charity for income tax purposes. IMHO your mindset would not allow you to open up your mind to the many oppertunities to be had through resale timeshare oppertunties for great vacations available through resale timeshare ownership.

I sent my wife and some of her friends down to Branson today for the week to stay at Stormy Point, a very new timeshare. Our total cost for the week in that brand new 2 bedroom is under $200 for the week.

The reason I choose to stay home was that I wanted to get a head start on getting our timeshare rentals and resales listed for income tax to take to our accountant because of the profits we made off of our ownerships.

I will clue you in on most things you own like a house, car and quoting you "You end up having to pay the whole time you own it." Unquote

I hope things somehow change for you and you can learn to enjoy timeshare ownership and post something positive instead of your usaual type of "poor me/us negitive postings. Try it, it may help lift that negative cloud of doom you always seem to be operating under.

Hat off to you. May I ask how many more can you manage? I saw your rental ads on Tugs, they are very cheap. are you making profit with that rental rate. Thanks

I am not sure how many more. I do not know which ownerships that you are refering to. Yes we make a little bit on most rentals but are not getting rich off of them but the 15 weeks that we booked for ourselves is costing us about less 60% to 70% less for exchanges than most pay.

                      For bruceez,
You assume a lot about me and everyone knows what that means.

I reall want to make one thing very clear to you.
What I give to charity I give because I WANT to, am able to, and believe in their cause! I give to St.Jude's, my local Humane Society each month, the church that I attend, and a few other during the year. I would give to them even if I could't use them as a deduction. I give from the heart for the cause, not a deduction for heaven's sake ! I do however take a deduction because it is allowed because I feel I give enough to IRS. Is that clear ?

Now for a comment on t/s. This will be the fourth year that I put in my pocket all the money I would otherwise throw away to a money hungry resort that gave me nothing more than I was getting in the first place with each and every increase and SA's that they threw at me and that is the way I like it, period !

You enjoy your type of vacationing and I'll enjoy mine.

Hey, Bing this is the fifth year in a row that I will net $1000 more in rental fees than my annual fee payments - for a resort that cost me $5000.

Sorry you just selected poorly when you were involved in timesharing. Just because it happened to you doesn't mean it's true for everyone.
“Maybe you shouldn't dress like that.”

“This is a blouse and skirt. I don't know what you're talking about.”

                        “You shouldn't wear that body.”

ebay timeshares -what to look for?

I am interested in buying a timeshare on ebay. I am looking to exchange through RCI so proximity to my home is not crucial, yet ability to exchange for prime locations is.What is most important from this list?

                          1. Rated versus unrated resort
                          2. Red week status
                          3. Location - Georgia 2 br Gold versus California 1 br silver or not rated
                          4. Wyndham versus independent resort

                          Thanks!

For what it's worth, I think for exchanging you'll be better off in the long run if you have a 2 BR, gold crown in the reddest of red seasons.

If you look at the sale prices on ebay, 1 BRs sell for MUCH less than a 2 BR. Off season weeks often sell for $1 or else they don't sell at all. And if you have a gold crown, someone else is more likely to want to stay there. I think selling prices generally are good indicators of how valuable that property will be to exchange. This is not always the case, but I think, a good rule of thumb.

Conventional wisdom on these types of boards tell you to buy where you'd like to stay every year if you can't exchange. Realistically, many of us own to exchange. Get a place that has high demand and you'll be able to exchange just fine.

Don't jump into something too quickly. Read the resort ratings boards here and on TUG (you need to be a member of TUG to read them there). Also, you can read resort review on RCI. Good luck.

                            Sue

It wasn't so much as a poor choice ,it was a matter of a lying t/s salesman that wouldn't know the truth if it hit him in the face ! So many lies!

It will increase in value, it's an investment!
We will pay for the first year in II.
                              Easy to exchange,no extra charge.
The first years maint.is on us.
Fees are fixed so there is no need for increases ,maybe about every five years if needed
                              No mention of SA.
Easy to sell, people are jumping all over this item and it will bring a profit.
When you no longer want it and don't want to sell it, we can just take it back.
                              Etc.

This place change hands four times while I was part of that mess.

I know that t/s is right for some people and for that I am happy, go for it!

The second market has been there about a year after the first timeshare was sold many years ago. Some refuse to except that simple basic fact of supply and demand. a fact because they could not seemingly figure out that simple fact out fro their self. So IMHO I consider your Quote"This was pre second mkt.
ie: (only a few)"Unquote, a very lame excuse on your part.

In regards to your being screwed by a salesman. IMHO those type of sales persons best customers are the overly greedy ones that let their greed out way any common sense they may have.

IMHO your so called charity income tax deductions intentions were quite apparent when you were the only one supporting Drkenrich postings. Those that were about his "Charity" postings far fecheted loopholes on how to get max income tax deduction of $5,000 for timeshares that are selling on ebay for about a $1.

Those postings IMHO shows your greed and true intentions. Go a head and send your $500 for his so called service and 3 years later report back on how your greed done in the name of "Charity" ended up costing far more than the $500 fee.

There is a old saying that is appropreate that I am slightly revising for this string.

If a timeshare saleperson fools you once because of your greed shame on both of you. Then a to good to be true timeshare income tax sting gets you by being greedy again on a overly large timeshare so called income "Charity" income tax deduction loophole because of your greed a second time, shame on you again.

                                Bruce
