    Hi everyone,
    I'm listing my timeshare for sale in Kissimee, FL. I have listed it on craigslist and had a few responses, but I was wondering how to handle the transfer.
    What do I need to do from here once I find a buyer who is willing to buy it?
    I have called the resort that I owned the timeshare through and they said that I must first submit a request to see if they are willing to release the timeshare or not. Has anyone heard of that? I assume that I owned the week so I can sell it at anytime, but I guess that's not the case.
    Another question, do I need a broker or lawyer to do all the transfer paperwork or can I do it myself to save me some $$$.
    Please advise. Thank you.

    Yes you can do your own paperwork. I am curious about the resort saying they have to release the timeshare tho. Can you tell us what resort this is ?

      Can you elaborate on the paperwork part for me please or is there a place on this site that I can followup or read up on it. What kind of fees can I expect to pay? I'm not very familiar with the resale part so I'm trying to do all the leg work myself. I'm selling my timeshare at a way low price so I don't want to be surprise with any hidden fees if I do it myself.

        THAT would be your problem. Search the forums here or on any of the other ts boards and you'll find lots of people with lots of bad things to say about Westgate. I have no personal experience in owning one of their weeks, but they are definitely not customer friendly.

        Get out all of your original paperwork and see if the have "Right of First Refusal". If they do, that just means if you get an offer, they have the right to buy the week from you at that price if they so desire. You still make the sale, but they make it so difficult for you that your buyer may get cold feet.

        Typically, the buyer pays all closing costs. Reputable companies charge $350 or less. You'll find several threads here discussing various ones. I like Timeshare Transfer. You'll find their website with a simple search. You can also do the closing yourself, but I don't recommend it if you are selling to a stranger and have no experience in such matters.

          Yep, that was what I suspected. Westgate is consistantly making a pain of themselves. If you do not have the FROR in the contract and they give you problems, contact the Florida Real Estate department and file a complaint. I believe Westgate is deeded, so a simple quitclaim deed should suffice for a transfer and at a low price title insurance should not be a concern, but if the buyer wants it - they should be the one to pay.

            Thank you everyone so far for there inputs. Now, I'm a little nervous about selling this on my own. I will try to see if I can find my original contract for the Right of First Refusal clause. I hope it's not in there (keeping my fingers crossed).

              Many resale brokers will not list Westgate units because of the problems that may be incurred. Those that will should be regarded with suspicion.
