    Rented some days from them in Jan, 2006 in Arizona. Easy to deal with, good prices. I would do business with them again.

      I took a look at what they had for sale and found two ads for one bedroom units at the Royal Islander in Cancun. There are no one bedroom units at that resort. Draw your own conclusions.

          Cindy is a long time poster and member of TUG. Seems to be well regarded in the rental department. I've never heard anything bad about NTHC.

          The asking prices for sales are VERY high in the few locations I looked at. Don't know for sure if this is owner driven or not. You can do much better.

            They're very straightforward. If you're selling or renting out, you do need to pay a nominal membership fee and then a commission on sale or rental (I've sold three units through them and rented out quite a few.

              Anyone know what their fee structure is for renting/selling a week that you own? I looked at their website, but couldn't find this information.

                I searched for fee information on TUG and found a post saying $150 to join plus $30 a quarter after that for any number of listings. If they actually get a buyer or renter, it's $400 commission for sales, $150 comission for rentals.

                If they get enough exposure for one's weeks, then that's not a bad deal. Spence, how long did it take you to sell your units?

                  They have an interesting business model. I believe it is something like $299 upfront fee and $39/quarter to become a member.

                  Basically that makes them an upfront listing company. If you look at the listing on their website, they are mostly overpriced timeshare units. That is the classic behaviour of an upfront listing company.

                  For rentals, I would just let them know what you have and if they need it, they will contact you with an offer. There are many companies who have upfront fees who will waive that fee if you have a week they need for a customer.

                  Other than that, NTHC seems to be a good company to deal with.'

                  But, the conventional wisdom for timesharing should still hold.... NEVER pay an upfront fee to sell or rent your week unless it is a very nominal advertising fee.

                    I rented from them and was very pleased with the service, price and quality of the unit. I think it was $650 for a one bedroom at the Marriott Aruba Surf Club the week before Easter. The transaction went smoothly.
                    As for buying and selling through them, I do not know.

                      Well, since it's now business hours, I gave them a call. (I was originally posting late last night, so I didn't try calling.)

                      Jim, they verified the prices you said -- $299 for the first quarter, $39.95 per quarter after that. So, that is substantially more than the amounts posted on TUG (which were about a year old, or maybe more.) $150 wouldn't be too bad, since you can list multiple weeks and $150 is about what it costs to list 3 weeks on Redweek or eBay. On the other hand, $299 is pretty steep, even if you can list multiple weeks.

                      There is also a $600 commission on sales, which is OK by timeshare sales commissions standards, and $150 for rentals.

                      As for whether they are just another upfront listing scam, Spence says he sold three weeks through them, so I'd say, "Not really." Most of the "upfront listing fee" companies sell pretty much nothing.

                      They also say they sometimes buy weeks outright. I submitted one of my RCI Points weeks for evaluation, so I'll see if they'll make me an offer.

                        Awhile, don't remember, maybe a year. They were reasonably priced 2BR St Maarten Float18-50.

                        Most customers/members at NTHC do not list for reasonable prices. NTHC will list at whatever the meber wants, unlike typical UFFC they will not tell you that your TS will sell for that.

                              They do appear to be honest. I'm not condemning them. I am just saying that they have an upfront fee model.
