  • NEED HELP ASAP - Just Purchased HGVC(Hilton) Timeshare.

Hello I purchased an HGVC timeshare last week Sunday at the Orlando vacation Suites II location. I paid $8000 total for a 3500 points every other year package with one time 2500 bonus points. Maintenance fee is going to be ~ $830 every other year. It also states on the form that I have the package for the silver season.

Is this a good deal? What are your thoughts on the Hiltons? Can I find it cheaper?

I also just read that today is my last day to cancel before I get locked in to the contract.

    Thanks.

    Rescind. Now.

    Easy to answer. Rescind. Period.

You can only do that once - you can buy anytime. Rescind exactly as the paperwork states - now.

There is plenty more advice you can use but for now the only important thing is use your one time chance to kill this so-called deal.

I don't know much about Hilton, but the advice given at TS4Ms is RESCIND NOW, WHILE YOU CAN. You can always get the same deal from the developer later if you decide it's right for you. In the meantime, take your time to research and decide what you really want in a timeshare.

Hurry. Get the letter, certified, in the mail TODAY--or whatever your contract says to do. Follow the instructions in the contract to the letter, just the way it says. Good luck and congratulations on finding this site and asking questions while you still have time to rescind! Now go, go, go!

Here's the deal, you paid 2x - 4x more than you would on the resale market. Find a Post Office and send your rescission now, certified/return receipt, you can ask questions later.

Otherwise just enjoy, HGVC are wonderful resorts.

You can easily get 5000 points every year (2BR Gold season) for less than what you paid, if you buy resale.

            Advice:
            1. Rescind now. Follow the instructions in the contact, and send certified mail, return receipt.
            2. Look around here or go over to TUG -- they have a very active hotel-based board -- and do some reading / research.
            3. Contact Seth Nock (find his contact info on TUG). He is a broker who handles HGVC resales, and is very knowledgeable and helpful on HGVC.

HGVC is a great system, but you can definitely get much more for your money. And don't believe the salesman when they say you won't get all of the benefits if you buy resale. Hilton is the best for treating resales the same as if you bought from the developer. Good luck!

Thanks everyone for your quick responses. I did contact the HGVC sales repo and told him I want to cancel the timeshare. I also sent him a signed copy of the cancelation paperwork via e-mail. I did speak to the rep and confirmed his receipt of the e-mail. He said that should be enough to complete the cancelation but I do not trust him. The air-mail system is down since it is the weekend however I will mail it on Monday just for them to have a back-up copy.

I should have found this website before I was suckered into getting this timeshare while I was on vacation last week. The sales rep did his job and made it seem as if he was givng me a deal of a lifetime. I feel like a fool.

What are your opinions as to the best timeshare companys out there? I am looking for something that I could go to different places every year internationally or locally. Also I want it to be no hassle roll-over if I cannot make it or go on vacation one year.

                  Thanks Again.

You should NOT trust him and should have rescinded in the EXACT manner spelled out in your contract. Hopefully, it works out for you but definitely stay on top of this. There is a lot of your money at stake. Let us know how it goes.

I would still do exactly what your contract spells out to do. You are dealing with a very ethical company so you should be OK but don't take any chances!

Please, follow the instructions 100% and you will be fine and then take your time to read lots of information about buying a timeshare here or at TUG (Timeshare Users Group) and you will be a happy person owning a timeshare at a reasonable price with a company that has lots of choices. The HGVC is one of them.

HGVC is a great TS company, you should consider buying a week at a HGVc resort.

JUST BUY IT RESALE and save 60%- 75% or more.

But the best advice is do your homework before you buy. You can always find good deals when buying but selling a unwanted TS can be difficult.

                            Do It Right!

Re: >> I did contact the HGVC sales rep and told him I want to cancel the timeshare. I also sent him a signed copy of the cancelation paperwork via e-mail. Nor should you......

Any and all content within any phone conversations you've had with this sales rep is absolutely meaningless --- legally speaking. Likewise his alleged verbal "confirmation" of receipt of an email (what email? what confirmation?).

Your contract contains clear and specific written instructions to follow on rescinding. Follow those instructions, follow them to the letter. Stay off the phone and never mind the emails. Unless you follow the written rescission instructions TO THE LETTER, you run the risk of not accomplishing a lawfully adequate rescission during the limited time period specifically allotted by state law. If you fail to rescind in a legally adequate manner, the seller can (and likely will) hold you to the terms of the contract. So, get off the computer --- and get going on rescinding --- CORRECTLY!!!

Re: >> I should have found this website before I was suckered into getting this timeshare while I was on vacation last week. The sales rep did his job and made it seem as if he was givng me a deal of a lifetime. I feel like a fool.<<

Give yourself some credit --- you're smart enough to pursue rescinding. I just hope you are doing so in time, because your previous phone conversations and emails "just ain't gonna cut it" as far as exercising your rights of rescission in a legally adequate manner.

The resort/developer doesn't really set the terms for rescission. It's by law. What you need is certifiable proof that it was delivered to them at the right address (which they do set) and within the time limits. This in all cases is US Postal Service Certified Mail, (with return receipt for your peace of mind).
