  • Timeshares acting like Hotels?

    Recently a posting was made concerning a TS in VA Beach that acted more like a hotel than a TS

    I was just wondering if anyone has ever run into a problem were the Resort catered more towards renters than owners?

    It doesn't seem like a problem if you own in a populated area were timeshares are plentiful (and fixed week systems are in place) but in certain places, like coastal regions, has anyone ever felt slighted as an owner compared to people just renting ?

    I know the resort should make reservations with the owners in mind but if you have a floating week system in place at certain resorts how would you know if the place is reserving rooms for owners or renters? especially if you see the resort advertised in the vacation brochures?

    Would this fall on the HOA or the developer to make sure that the owners come first?

    I've known of friends that went to timeshare presentations (in myrtle beach over fourth of july week ) on those magazine cheap week getaways at the major time share developers.

    How can this happen if there are owners out there that can't even get their
    week a year out?

    Renters are people just like timeshare owners are people. Why should one group be treated any different than another ? All money is green.

      There is a huge difference between renters, and owners. They are by no means alike, and should not be treated alike. Without question, owners should be given first preference. Only if there is excess availability should units be offered for rent.

        To a degree this is true. But no group - owners or renters - should get more than they have a right to. An example. Lets say a resort is 60% sold out and 80% of the best, summer use weeks, are sold. The other owners bought lesser demand times of the year. It would be wrong to give those owners the remaining 20% of summer weeks rather than renting them as the income from the rentals - which usually benefits the Developer in the early years and all owners as the resort becomes owner controlled - would be far more in that prime season than in the off months. The owners of those off times don't have a claim to the better times. So if preference means giving them first choice of dates/units/views within the time they own absolutely owners come first. If it means crossing out of the time they purchased into a higher value time no way. They should rent or pay the difference to claim that more desirable use period.
