    Maybe a problem, most likely not.

    Maybe their fault, maybe not.

    2/8/08: I called the Recorder's office and learned that the Warranty Deed had been recorded. I called the resort contracts person and learned she had not heard from TCS. I emailed TCS to ask them to FAX the deed to the resort, to expedite the transfer to our name, so we could do our 2008 stuff with the resort. I gave them a FAX number and toll free number to the contracts person at the resort.

    I never heard from TCS.

    Today, 2/21, I called TCS. They said the Recorder said the Deed never got to them (had not been recorded). They said they left me a message 2/9/08. They said they would call the Recorder.

    They did and I did, each of us talking to the Recorder's office, people I know.

    TCS called me to say the Deed had been recorded and they were going to get an email copy of it and forward it to the resort and to me. Then they were going to have a certified copy of the Deed sent to them, which they said had to be so they can do their closing company stuff.

    So, the official status: Lost in the mail.

    No excuse or apology given for not following up, contacting me, the last two weeks.

    IMHO perhaps the worst closing service in timesharing. I'm not sure if they are just incompetent, stupid or careless -- they suck. Maybe it's the location in Orlando next to a pink concrete jungle that makes it impossible for them to do anything right or in a timely fashion.

      I used them about 5 or 6 years ago and the transaction was painless. Guess I got lucky.

        Folks defending them OY.

        The letter I got from the reseller saying closing was completed, was dated 12/7/07.

        With my intervention, the Recorder emailed a copy of the Deed to TCS. Yesterday Morning TCS called to say they were going to email it to me and FAX the resort.

        No email yet, nearly 30 hours laters, so I called my contact at the resort. Yes, she has received it.

        The Deed was recorded 1/8/08. Like I said OY, how long would TCS have sat and done nothing if I had not intervened?

            JLB, people are always defending TCS. They are slow, so are all the others, and I hate playing that game.

            Good thing we don't have to wait six months to move into our houses after we write the checks. Closings shouldn't take this long. It is aggravating. I am waiting for three or four right now, and I am sick and tired of waiting. Even Timeshare Transfer is slow.

              I wasn't defending them... just stating that I had no trouble. I did not choose them at the time, the seller did. I'm sure that TCS like many others has their good and bad moments. I don't think you or anyone should have to go through hassles like this, be it a timeshare or other transaction. Sometimes intervention and making noise is our only option. I am considering buying another timeshare so whoever I use better get it right, or be prepared to do battle.

                To update.

                TCS called to say they had received the deed by email from the Recorder, they would FAX it to the resort and email a copy me. 36 hours later the resort confirmed to me they had received the FAX, but TCS had not emailed me.

                I posted negative feedback on the seller on Ebay, to beware of the closing company, and emailed them. That is the first negative feedback I had ever posted on eBay, and I had to take a tutorial after doing it. The seller called me, called TCS, and an hour later TCS sent the email they had promised the previous day.

                The Deed had, in fact, been recorded 1/8/08.

                All I need now is the real Deed, which if TCS does not provide, I can go get myself.

                I heard privately from someone who has gotten worse service from TCS. Her March, 2007 transaction just recently got reported by TCS to the resort . . . almost a year later!

                  Am still waiting for closure on an Ebay purchase from September. I called Friday to check on the status, and, "Oh Yeah", we sent you a copy of the recorded deed on Feb. 2 (never received). They are sending another copy and just now mailing a copy to the resort for membership recording............They very slooooooooowest paperwork I've ever experienced.

                  Maintenance fees were due Jan. 1st. They did not collect them at the time of purchase. If there is a penalty, I'd expect the seller to have to pay.....NOT ME!!!!

                    The Good, The Bad, & Me

                    Two deeds arrived in the mail yesterday, both from eBay purchases at the same resort.

                    The one closed by TCS, Inc., was recorded 1/8/08 and the one closed by Title Outlet, Inc., was recorded 2/20/08.

                    TCS has told me that the Deed had been lost in the mail, never getting to the Recorder, and they did not have it. That was on 2/21, when I called after they did not reply to my 2/08 email. The deed they sent is the original, so they did have it, and it just got set aside (for over a month), exactly as the Recorder's office speculated.

                    I know sometimes I point out the obvious too much, when it is obvious, but the obvious in this case, again, is that TCS took way longer than TO, and likely only got it done at all because I intervened.

                    Had I not, we can all only speculate whether it ever would have gotten done. Perhaps someday someone would have noticed that extra deed laying around and perhaps, maybe figure out that something needed to be done with it.

                    Some folks don't pay close attention to detail on both ends of transactions, like family/friends of ours who bought property for their retirement home several months ago. When we talked to them about it, mentioning this deal with our closing, they could not recall if they ever got their deed after closing. They shuffled through papers and none of them were from the closing agent.

                    Of course, being me, the first thing I would have done in a case like that is call the Recorder to see if I really, legally owned the property.

                      I purchased two timeshares in July, Mrytle Beach and Williamsburg. Both were thru tcs. I received both deeds at the end of November. With them no word and when called "We are still working on it". Due you think!! SLOOOWWW!!!!!!!!
