Does anyone have any info. on this resort in the Bahamas? Good or Bad, I would like to hear about it. I am thinking about buyimg a timeshare there and would appeciate and info on the resort. Thanks

It is virtually surrounded by Atlantis, but you can't use the Atlantis pools/slides. It overlooks the marina and the Royal Towers, which is a pretty nice view (not sure if all of them have the view). It does not have it's own beach, but you can walk through Atlantis to get to the Atlantis beach (but they won't let you use the Atlantis chairs or towels).
The units are kind of small, and I understand they tack on lots of charges/taxes when you stay there. They routinely fail to sell on Ebay for $1, so I would be sure I really wanted it before I took one on, if I were you. It may be very difficult to unload and I think the maintenance fees are on the high side. Also, I'm pretty sure I heard something about a special assessment and renovation. On the other hand, it is an RTU and I don't think there are many years left on the lease (like less than five), so perhaps its not a long term committment. I would find out what happens at the end of the RTU if I were you. I know Kerzner (the developer of Atlantis) has been trying to get his hands on it for a long time.
I find it strange that they would do a special assessment & renovation so close to the end of the RTU. They must have some sort of plan to renew? otherwise, they are just using the owners to pay to improve the property right before they sell it?~Arlene

I would not recommend a purchase at this resort - there have been multiple problems with management and most owners can not give away their weeks.
I have seem them listed for $1 with the seller offering to pay the transfer fee which is charged by the resort of about $995.
Is there a reason you are interested in this particular resort?
It is right near the very fabulous Atlantis Hotel complex but you can NOT use the facilities there - I mention this because I have seen ads where the seller claims u can use the Atlantis property but you can not.
Paradise Island Beach Club - a former Marriott managed property - is also on Paradise Island and would be a better choice of a resale resort to buy if it is the location you want.
Give us an idea of your travel needs and others may be able to offer suggestions.

While you are exactly right, I find it amazing that when I spoke with someone from the resort group last Fall, they said they'd take deed-backs.

We were thinking of buying there a few years ago and are we glad we didn't. In addition to high maintenance fees and special assessment, they charge SEVERAL additional fees when people exchange there: From RCI;
GUESTS HAVE ACCESS TO ATLANTIS BEACH FOR A WEEKLY FEE OF US$149 P/VILLA. THERE IS A SERVICE ASSESSMENT OF US$18 AND A RESORT LEVY OF US$25 BOTH CHARGES ARE PER PERSON PER NIGHT. ALSO THERE IS A US$6.50 GRATUITY CHARGE PER VILLA PER NIGHT.CASINO,SHOPS AND RESTAURANTS AT THE ATLANTIS ARE PUBLIC AREAS ANYONE CAN GO THERE.

When I stayed at Harborside Atlantis (thanks to Arlene22), I would walk by the Club Land D'Or and they, the people at the front gate would be calling out to passerbys to come and take a tour.
You know there's got to be something a little off with that sort of sales ploy.
