  • timeshare opportunity can this one be a bad thing?

    I have the opportunity to possibly get a timeshare in Atlantic City for free. A friend of mine wants to give it away. It's a deeded timeshare. I do not know what resort other than he said it's with the Westin Vacation Club.

    Are there any negatives to this? I could care less about going to Atlantic City, but would only be using the weeks to exchange. I do not own any other timeshares.

    Do I have much trading power with Atlantic City even if it's a red week?

    Exchanges cost extra

    Just remember that when you exchange for elsewhere that there are probably exchange fees through RCI or II. If you're talking about exchanging within the Westin Vacation organization, you'd better check with Westin. If there's a specific place you would enjoy visiting on a regular basis, you'll get preference reservations if you own there versus exchanging in. Westin has some truly beautiful properties. Could be a potential great deal if the price, size, season and yearly fees are to your liking.

      I'm not aware of a Westin there but that's not authoritative. I can say with authority that Red =/= Red, meaning even though you're led to believe it is a top time there are many shades of red. I once owned an Atlantic City timeshare, bought for ~$700 and sold for ~$2000 an early summer week.

        It can be a bad thing is annual expenses are more than you want to pay or if a big special assessment is heading your way. DO YOUR HOMEWORK!!

          There's is a Wyndham there. Maybe you are confused to the brand name?

          I don't think Atlantic City would be a very good "trader" though except for a few specific weeks. Is this a fixed or floating week? Or points?

          Definately look this gift horse in the mouth before accepting it.

            Free things are often things that are unwanted, of little value and perhaps even a liability. On the other hand, one man's trash is another man's gold. So, like was said- do your homework and do it thoroughly and now.

              There's is a Wyndham there. Maybe you are confused to the brand name?
              And, there is a Marriott, close by. No Westin there, that I know of. I think it's imperative to know the actual timeshare, before answering this question.

              PS....If it's the Marriott, it's worth taking, for free, even if not Platinum season. It would give you the Marriott preference, and can get you some great trades.

                If this is "Wyndham Vacation Resorts" then it is probably a points timeshare deed. This could be good depending on how many points it represents. The maintenance fees for the Wyndham Atlantic City resort is on the higher end of Wyndham resorts.

                For exchanging, if it is points, you do not deposit an actual week but points that represent the season and unit size that you want to exchange with.

                  thanks for the responses so far, I know you can't tell me much right now with so little info. The only thing I know is that he said the maintenance fee is $27 per month.

                  I'll be seeing this person again on Thursday and will get some more information from him and will post then.

                    That sounds like Wyndham/FSP....it is very important to find out HOW MANY POINTS u r getting for that fee.

                      Have a little more information

                      OK, so I talked briefly with the owner. I am a music teacher and he is one of my students, he called to cancel his lesson today, but I pumped him for some info on the resort.

                      It is with the Wyndham and is points based. He couldn't remember the number of points, but said he will bring all of his info along at his next lessons so I could look it over.

                      In the mean time, I'm reading up on the Wyndham/FF sub-forum to figure out how it works. Does anyone know what the range of points are at the Wyndham Atlantic City?

                        It is about 42k contract. MF is about 5.25 per 1K, and membership fee is about 87 per year (he may pay 106 per year if he bought from developer)

                        It belongs to small contract. You can use it. But it will take some works.

                        You can look at the complete sale in the subforms.

                          OK, now have more info

                          Alright, he gave me some more information.

                          This is for the Wyndham in Atlantic City.

                          Floating Week with 52,500 points which he says is enough to stay one full week bi-annually. Current monthly maintenance fee of $27.37

                          What will 52,500 points get me in terms of trades?

                            It sounds like this is a 105,000 point every other year (odd or even, don't know). That means in an odd or even year you would have 105,000 Fairshare Plus points to use.

                            At the Wyndham Skyline Tower resort (Atlantic City), 105,000 points will get you a full week stay in a 1BR suite in weeks 1-12, 48-52.

                            This resort has high maintenance fees in comparison with other Wyndham resorts.

                              Just have to question....didn't the OP state 52,500 bi-annually, not annually. I don't know much about the way Wyndham works, but maybe the 105,000 eoy is wrong. Wouldn't that be 105k annually?
