My last word....and my sincere advice is - cancel the deal NOW - if you want to buy again in a week, they will still take your money.

Give yourself some time and then if u decide u want to buy from the developer, you can.

MAUI 1 BEDROOM TIMESHARE - eBay (item 220221875235 end time May-07-08 22:20:34 PDT)

i put a link on this post...hope it works...so is this a good deal at the "buy it now" price? what kind of things should i be looking out for? What are the chances it's a scam? He says its worth 13,000 but is asking only half that...sounds like a dean, no?

Honestly, if you have to ask us if this is a good deal, you're not ready to buy. After you have spent some time around here, you will get a much better feel for what a resort actually sells for on the resale market. Also, you can always check the completed auctions section on Ebay to see what certain weeks have actually gone for.

What do you mean by "good with exchanges?" RCI is good at making profits from exchanges and rentals.

If you mean, can you get good exchanges via RCI with a Massanutten week, you are almost certain to get better exchanges with a week elsewhere where demand is higher and supply is lower. A dedicated winter ski week at Massanutten might not be too bad, but my guess is that Massanutten would not have very high trading power since it is so easy to trade into the Shenandoah area during most of the year. A winter ski week in New England or the Rockies is likely to have higher trading power. So would a summer beach week.

thanks for the tips on getting some higher power trading options.
As for RCI, I meant to ask, Are they good for trading and renting? But for some reason...like looking through the various forums on this site...I get the idea that RCI is not a very good choice. Perhaps BG instead

I probably won't be getting something from Massanutten unless it is pretty cheap and I can rent it to at least cover the MF's

A good rule of thumb is to ask yourself, would i be happy vacationing at this resort 3 out of 4 years???
If the answer is yes, then buy there.

If u REALLY like Eagle's Trace, live nearby and would use that resort every year for a vacation - shop around and buy a resale there for under 1K....
But if your prime reason for buying is to use it every third or fourth year and trade the other 2-3, it is not a good resort.

Please, please, please take the advice of all and fax your intent to rescind and then tonight find the cancellation clause and then follow, to the letter, instructions on how to cancel.
Please do not wait any more.
There are much better deals out there and better traders.
Get offline, go, shoo ! Then come back and tell us that you've rescinded.

You don't have to give a reason. Just state that you wish to rescind the contract you signed on such and such date. Put a date at the top of your letter and sign it both. Others may chime in too. Make a copy of everything and have proof that you sent it. Most likely, you will have to send it by USPS as that seems to be the norm.

I wished we had the chance to do this but we didn't know about these forums until much later. We regret we bought in Mexico because it is so easy to rent there but they are lovely resorts so we use them and enjoy them.

You must have bought because you liked the resort but now you can buy it cheaper. Take your time and you may come up with something better. Read, read and read some more. There are so many different options but buy where you like to visit often so you will not regret it. It is already mentioned here that buying is easy but selling is a lot harder.
