    Winter Park, CO FREE weeks giveaway by Homeowners Assoc - eBay (item 220229338725 end time Jul-27-08 07:46:15 PDT)

    Many prime summer 2 and 3 bedrooms available. Currently have an exclusive agreement with II, through July 16th. Quitclaim deeds, 100 weeks or so available, summer will go fast.

    Fees have an assessment already built in, so fees should reduce a little for 2010, when the five-year assessment is over. I think the fees are close to accurate on the ebay ad.

      Just wanted to add, having a 3BR 'standard' trader in II would be a great thing....letting you see all of Europe - and other 'middle of the road' stuff.
      And II is so size conscious - this could be great.

        We have only used it in II, because our management company wouldn't let us use any of the private companies. Their ten-year arrangement is done this July, which is great for the options.

        As far as trading goes, it used to trade into Disney Vacation Club resorts 4 years ago, but the resort lost its quality rating just enough to lose that ability. I can see quite a bit, certainly all of the Marriotts in Orlando.

        Right after our quality rating dropped, Twin Rivers' board (right before I got on the board) decided to institute a $184 assessment for 5 years to cover the replacement of kitchens and other items that were sorely needed, included drapes and bedspreads. Currently, we are working on the replacement of carpet and soft goods, plus we are adding trim work

        We are going to get back our quality rating with II because the board wants to get it back, and we are going to attain the coveted Silver with the other exchange company, too. The maintenance fees include an assessment that we have going until 2010, when our fees will go down. Some people are hoping for a drastic reduction in fees, but I am hoping that doesn't really happen. I don't want to be faced with assessments again. I want the fees to go down to a level where we have a reserve building forever.

        There are only twelve weeks in Colorado that are considered blue/ green. Two of those weeks are maintenance weeks, so that leaves just ten weeks. Most resorts have a lot more blue/ green.

          In your opinion, what would be the most 'valuable' weeks to own....I assume winter ski is PRIME - what about the rest.
          Or is summer more valuable because of the closeness of National parks?

          II rates weeks 27-31 at about 105 in their demand index.

            My ski week has gotten an AC most years. They are offering one for this next year, but I sold that week 1 in a two-bedroom and bought a 3 bedroom week 12, which happens to be spring break for most Colorado schools. I don't know if they are going to offer an AC for the week 12 and thought of adding it to our account, just to see if they do.

            I also own a week 28 in a 3 bedroom and can rent it out, as I already have for this year, for a few hundred over maintenance fees. We have too many traders and not enough vacation.

            RCI gives great trade power to our Summit County summer weeks. Grand County is a little more north, not terribly far to the entrance to Rocky Mountain National Park. It's a beautiful drive to get to the entrance, too.

            Keep in mind that Twin Rivers is not a resort, per se, it lacks the amenities that most people consider resort-ish. There is a very nice clubhouse with two hot tubs and a laundry area. The units have gorgeous new decks, made of Trex, gas fireplaces, king-sized Select Comfort beds (the same as the Hyatts, according to the sales guy), new kitchens with solid-surface counters, and that's about it. The drapes are new, so the pictures aren't what we have in there, which is a pretty tan-colored antique silk that I loved when I saw it on Easter.

            We want to get quality soft goods and carpet very soon. We have had the same dining room set for the 27 years we've owned, so it wears well, but I want to replace it, while the rest of the board thinks I am nuts. The board voted to take the dark paneling down and replace it with a nice color of paint. For some owners, the units are fine for their ski trips, very cabin-like, but I don't like that rustic feeling for a summer vacation. I am the pushy board member.

              question about clear title?

              Just wanted to understand what this means "If you accept a Quit Claim deed, there is no guarantee of clear title"?

                A quit claim deed is a deed that says something to the effect that if I had any interest in this, I now give it to you (of course, if the giver has no interest, they're giving you nothing).

                    I'm no lawyer or real estate agent, but basically it means that they didn't check in the public records to be sure that someone hasn't filed a lien on the property. So someone could be demanding payment for work done or wanting money for an unfulfilled mortgage.

                    My guess is that the HOA isn't taking any weeks for this program that they know have outstanding liens, but they also don't want to be held liable if they happened to miss something. Therefore, there's no guarantee. So they want you to take the risk. That said, it's not a terrible risk for something that's free.....especially if you can just give it back to the HOA.

                      The resort has been there for a while, so no mortgages on any of the weeks. The HOA isn't claiming anything against the weeks, either.

                      If you want a good week that will trade into Orlando in summer, this is a good option. If you want something that will pull all of the Hawaii weeks I have been seeing with my week at the resort (most within two months of check-in), this one will work.

                      It won't pull Disney or Four Seasons, but it does pull many Marriotts, especially in Orlando, Branson, and many other places, but it has a slightly lower quality rating than Foxrun (which will not pull Four Seasons, either).

                        Cindy, thank you for telling us about this. I know that you are very fond of this resort, and your other Colorado resort. And, you know how badly we all need more timeshares!

                        I assume that you do not anticipate any more special assessments in the future? Also, do you feel that the resort is on solid financial footing?

                        (By the way, regarding Four Seasons, I think maybe Foxrun can see the studios there now. I'm seeing studios there now with my Fairways of the Mountains weeks, and I think Fairways has the same quality rating as Foxrun. So, either II has changed its policy on this, or there is some sort of glitch.)
