I've seen it done on the table early on in the process when a tour became loud and abusive over something or other. Once when the spouse didn't show up. A sales manager signed off on the gift and cut them loose.

Thanks for the info. I'm not the loud and abusive type, so I guess that won't work for me! Also, I would think that if the spouse didn't show up, they would refuse to give you the gift.

Rare happening, but much like the story of a restaurant patron yelling there's a bug in my soup, ownership wants to get you out as quickly and quietly as possible. As for the spouse, I wasn't privvy to the details, but that doesn't happen much. Timeshare tours are a family sport.

    Hope that helps.

Welcome to timeshareforums, Charlie. Hope you stick around as you seem to have a lot of "insider" knowledge to share. I think that we can all learn from each other. And don't worry about the rough start...some of us have had rougher and continued on to become valuable members of our community.

Sure, why not. If I can help I will. I have extreme insider knowledge which probably confirms what you all have suspected.

To quote Rodney King "Can't we all just get along?"

Congrats on FAB, you are right. You forgot to anwser my question on how long you were employed in the timeshare field.

LV is easy to get into for anytime with proper planing. I in fact own 3 ownerships there but rent them out and then trade back into there normally during week 42 which in fact gets as many RCI Points as week 52 does for the same size unit at the same resort.

I do not need details on how timeshare sales work as I have a lot of inside sourses that I have culavated over the past 8 to 9 years.

I used to own my own (non timeshare)company that sold to the public and Ihad sales traning at two differant direct sales places before starting my own company. I handled all of the sales and dealing with supplers so my sales background is more extendsive in dealing with the head of the pipeline down to the floorand phone rooms.

I was in business for 15 years until I retired at 57. Once we got going we won 9 consective Customer of The Years awards from our main Supplyer Carefree Windows who at that time was the largest US manufactorer of vinyl windows in the US.

I owned a 5,000 square foot showroom. I might had done more timeshare rentals than you have sold.

If you still have any connections with Bluegreen and their trainers for the reservations on the phones, I with another person on this site are mentioned as part of their training process.

Last I rented out a bit over 100 weeks which 90 were our bluegreen ownership weeks.

So your claim knowing more about timeshare sales, etc does not IMHO measure up seeing you were mainly on the entry level timeshare jobs according to the information you provided in your posts.

We enjoyed Big Cedar but did not want to waste our Bluegreen Points but used cheaper RCI Points.

            Have a nice day.

I may not reply quickly as I am in the middle of two timeshares sales and 3 buys not counting the nuerous rentals we are involved in plus updating our ads.

It is not even not one of the higher demand week 52's in the II demand index that you can check seeing that you say that you own in II.

Your knowlegde of the timeshare resale market judging from your posts seems very limited and lacking for one that has strong opinions about resales.

What timeshare developer group or groups did you work for and for how long?

Please tell the group what FAB means.

The body scathers are not the major problem. Most timeshare sales are set up the the resort developer so many of these com[panies stink from the head down.

LV is usually an easy trade EXCEPT on a holiday. Bear in mind there are only 12-15 (give or take) timeshares so they do fill up. It's not like Orlando. And forget NYE. Rooms at the resorts go for $700-1000. As I'm sure you know, they close the strip to cars and it becomes like Times Square. Usually 400-500K people mulling around. Fireworks, the whole 9 yards. Even Freemont is packed.

I worked for Worldmark for on the floor and Pacific Monarch doing uowner upgrades on the phone. I also worked as an OPC for Bluegreen at the Bass Pro Shop. I no longer work in the business. Reason: too piss poorly run for my taste, from the closers on up. If you want details, PM me.

Sounds like you know a lot about resales and probably more than me. But I know more about what goes on behind closed doors than anyone who has never worked in the business. That is fact pal.

FAB is a sales term for features, advantages and benefits. Never heard that expression in any other context.

Lastly, the OPC is where the fun begins. Whether or not the whole process stinks from the head down, which I agree it does. They are paid to get bodies on the bus and will do so any way possible. I taped one of the Worldmark pitches, that was confirmed, played it back for the powers that be, and nothing! They have no shame.

So you're an expert on timeshare and you don't particularly need my 2 cents worth. Perhaps someone else could benefit from my post.

I don't particularly care just how much you seem to love yourself.

I am not a expert like a lot of my friends on this site are, but I am not anywere as clueless as you seem to be.

Well FYI I am kicking the timeshare salesman out of cancer since I came down with it a few years ago. But thanks for asking.

The last line of yours applys to you as you try to run your weak timeshare knowledge and claim to be a true professional.

You did not say after I asked you several times how long you were involved in Timeshare sales. Evidently not very long or sucessfully.

Maybe you were a timesharesales wantabe that sounds like he has a big 10 gallon hat but no ranch in regards to your lack of timeshare sales or overall timesharing knowlegde.

But you are right you in comparison to most on this site IMO you are a newbie who got suckered into trying to make big money playing timeshare salesman. But just maybe you only learned what the developer taught you before they retired you.

Seeing that you implyed that you worked in a timeshare phone room it tells me that you must have not been able to cut it on the timeshare sale floor maybe because of your lack of timeshare knowlegde or street smarts.

Maybe yo were one of those that liked to hang in the back room drinking coffee, you and tell timeshare war stories and brag about the Cloz you made 131 sits ago and the other 275 sits ago.

You are right, I do not need a failed timeshare salesperson wantbe t2 cents worth of what they know about timeshares.

What USEFULL FACTUAL information in your posts would someone benifiet from?

Bruce may not be the best of spellers and he may have a few typos. That's not what's important here. Having 100 weeks of TS every year and knowing how to use them is important. I'd love to buy him a few beers someday and pick his brain. I know I'd learn a thing or two.

Be careful who you dis around here. You've already earned yourself a reputation. Fortunately your reputation can only get better.

It's better to keep your mouth shut and have people think you're a fool than to speak and remove all doubt.

Now, here we go again. However, I do enjoy a good debate. Specifically, I am interested in your experience with ts in Vegas. I have always found it to be an easy exchange to get.

If you don't mind my candor, I would also be interested in your thoughts of the quickest way to the end of a presentation. There have been many threads containing some very humorous suggestions. Just saying no rarely works. Our quickest "out" was when we were once asked how much we would be willing to pay. My husband said fair market value using resale as the marker. Had the salesperson said yes, I guess we would have had to put our money where our mouths were.

I had people to do my typing while I bought in the bucks. I could use spellcheck but thats no fun.

I created jobs for people unlike you.

You can call me a poor speller and call me by my wifes name if thats all you have then I feel very sorry for you former timeshare salesman wantabe that though he could blow smoke about the timeshare business and was found out to be sorely lacking.

I guess the reason you do not want to tell about your self after making a big fuss claiming to be a timeshare salesbrain is you do not have anything of any subtance to say. You can quit cutting the chesse and trying to pass it off as knowlegde.

I would had loved to had you as my timeshare salesman in a sit. You would have been crying for your sales manager 2 minutes after we started a sit after I busted you in a lie.

Don't mind a bit. I have no idea why I got flamed to that extent, but defend myself I will.

My background is sales, no secret there. Spent around 10 years back east in the car business, from floor sales to F&I to Internet Coordinator. I also took time off, dabbled in computers and earned MCSE certification in Networking. I also own a business (a sleep lab) in Ohio. After moving to LV 2 years ago, I was involved in an auto accident and have ruptured disks....C5, C6. After therapy I was looking for work, realized the opportunity here to get into timeshare. I have owned timeshare, love how it has afforded my family quality of travel, etc.... FWIW, many salespeople go for the phone upgrade gig; it's easier, you talk to owners, the hours are less, and the commissions are good. I know people making 200K.

I quickly saw how sleazy that business is, especially at the floor sales level. I've made no secret there and I do not defend the goings on behind the scenes. One day I googled Bluegreen, saw this BB, signed up and was immediately turned off by the general venom towards salespeople IN GENERAL. You cannot judge every book by its cover. I lasted about a year total. I got tired of touring homeless people thanks to the OPCs at Worldmark.

                            So that's my story.

Now we move on. There is no quick way to touring. If it's a 90 minute tour, it's 90 minutes. Sales and particularly management (I use that term loosely) will take every conceivable shot at your business. No doesn't necessarily mean no. Sometimes people are treated gracefully, sometimes not. No real rhyme or reason; it's not an exact science.

Generally you are trained in the "steps to a sale". Meet and greet, qualify, intent statement and break the pact starts the program. Then there is the resort tour, back to the table, show the money, overcome objections and the T.O. The resort video, an endless commercial is shown over and over again. If a sale is made, the apple cider is brought out, people in the ether, paperwork is generated and they go to settlement. Buyers get a cab back to their hotel, nonbuyers back on the bus. That's the quick and dirty. Sales staff go through training on a regular basis. Not to be honest and thorough, but to get your money.

If you really want to get through a tour, get your gift and get out quickly, be a pain in the a$$. Like I've said, mgmt will want to get you out quickly so as not to affect the vibes in the room.

Hope this helps. I'm not an expert but this is what I know.
