  • Where Not To Own Timeshare

    List have been made best timeshares to own. How about a list of timeshare locations not to own. Anyone have any other areas.

    Here are few of my choices and why.

    Orlando, overbuilt and easy to get throughout the tear

    Massenhutten- same

    Williamaburg- same

    Poconos - Shawnee

    Branson. same

    Flagship Atlantic City _ Everyone is looking to sell.

    I don't have personal experience, but I think Vegas is in that "overbuilt" category unless you have NY week or something.

      Places I would buy

      I would tend to disagree. I would want to be picky about which development and the actual week (deeded). But at least, owning a high demand week at a top quality development in Orlando, Branson, or Williamsburg is something I feel comfortable about owning. It is tradable, rentable, and is something I would use regularly.

        I would agree that if we're talking about places you would use regularly, this list would not apply. But for trading power and resale value purposes, the supply/demand curve is an important consideration.

          Trading- Tiger trader low maintenance fees, Know inventory with RCI and II could affect trade power.

          Renting- Folks are giving rentals away on Ebay.

          Staying - Too many great places to visit. If you have 5 vacation weeks or retired I can understand getting a unit in some of the areas.

            In addition to the Sunsets, probably any AI resort in MX.

                Not all, If you can get an optional AI like the Gran Sol Melia in Cancun then that is a plus. You can take it for only 3 days if you like or the entire week. Also if you can get an AI that is at a resonable price like under $80 PP per day then that is worth going to. It's the ones that want over $130 PP per day that you can do better on your own at local area restaurants.

                  good Point Frank. Some resorts have the A1 optional for owners. I know there are some properties that offer the A1 less than 80 and the food is not bad.

                    But why own it??? Why not just rent from an owner?

                    No matter how good the resort it, it's a bad timeshare to own if you could get the same thing for significantly less money by renting, and if you are going to get creamed when you try to sell it.

                      Most of Mexico if not all of Mexico is RTU. Selling value goes down per year. You are not going to rent into the Gran Melia for less than the MF it is not going to happen. Plus if you own there owners get a discount on the AI. Also many of these better Mexico resorts are not easy to get into. You can get almost any date if you do an internal trade. You also get around any 1 and 5 issue with RCI by no longer trading into it.

                        I agree with Buff if you are talking about 'standard' resorts.

                        But Marriott, Sheraton/Starwood, Wyndham, DVC and HGVC are in all/some of these locations and those resorts trade and rent well.
                        It is just hard to make generalizations.

                            I still think a one bedroom unit with 400's maintenance fees that trades well would work well with rci not II . Size matters with II
