Your other picks simply echo the "conventional wisdom" which is certainly true for much of the year. However, from personal experience I know that some weeks at specific resorts in Orlando and Williamsburg and even a few Shawnee weeks can provide a lot of trading and rental bang for the buck.

I guess if you buy timeshares to rent and are saavy at doing so its a beautiful thing. With many of the maintance fees 600 to 700 for two bedroom units if a rental bang is 100 to 300 profit thats great.
You mentioned Flagship. I visited there a few years ago and there were alot of problems there. The locations is not good. What were your maintainance fees and how much did you pay for your week? You would be one of the few I know of that made money from that resort unless they flipped it after stealing it on the resale market.

IMHO a $100 to $300 profit over maintenance fees per ownership is not nearly enough when you consider risk of non rentaland the cost of ads and ownership.
Now with the cost of gas and airfares I think there will be another period of readjustment of value and risks of ownerships for rentals.
Buy were you want to vacation so if does not rent out you will be able to go and enjoy the ownership.

Vegas is not as bad as Branson, Williamsburg or Orlando but it seems to be heading in that direction.
In regards to Vegas even though we own 3 RCI resorts bough as resales I would know how easy it is to trade into the Top II resorts like the Marriott alot of resorts are easy exchanges.
I just use our RCI Points resorts in Vegas mainly as vessals for the RCI PFD and mostly rent them out to recover MF's.
I think the extra taxes charged by LV to exchanger is pretty tacky and are turn offs and self defeating.
Poor old Bing1950 bought wrong and IMHO is really not very experianced has he really did not own much of anything.
So his hands on pratical ownership experiance is IMHO very limited and so his viewpoint is a bit colored and disstorted based mostly on his one bad buying experiance.

Brucecz , I agree with you regarding Orlando (more timeshares per city block, and I own there ) but Branson wins my award. Other than country music, why go there? At least Williamsburg has some history, a cool amusement park and close to Virginia Beach, home of the all you can eat seafood buffets called Captain (you pick the name). Hence these areas are all timeshare abyss........Those who tell don't know and those who know don't tell....
