Where Not To Own Timeshare

    I would not own any resort in:

    Mexico - Very easy to trade into anytime of the year at the best resorts.
    Branson - Nothing there except some shows and easy to trade into.
    Las Vegas - Quite easy to trade into.

    There are several other areas I would not own at for various reasons.

    We frequently exchange into Mexico at the Grand Mayans which are prime resorts with no problems at all. We always stay 2 weeks at a time and have done it during prime season. We have also exchanged into other resorts with no problem including the Royal Mayan.

    We exchanged once into Branson which we won't do again. Very easy to exchange into.

    We have exchanged into Las Vegas several times at various resorts with no trouble at all. We only do the timeshare thing there when we have others with us. When just my wife and I go then we always stay in a hotel on the strip.

      I was going to purchase another t/s with my Bush43 tax refund check but I had to stop by the gas station to fill up and it took most all of it all. Oh well, guess I'll just have to put it off now, darn.

        I think folks with children or grandchildren get nervous about get a unit at many highly demanded areas during peak times not realizing how easy they are to obtain if you are patient.

        The increase in airfare deffinately plays a role in where to own.

        If retired or flexible vacation schedule deffinately impacts on ownership areas.

        Now that I'm living in Florida I don't get Presidents week off . Instead i get two weeks off for Xmas.

        My school year ends in June next week. June is the easiest month to get prime locations.

        I think ownership should really raly on your schedule. I just think many folks don't factor in their situation when considering to buy to use, I'm not referring to buy to rent or flip. Those who have time to rent or flip more power to them. Just think the rental prices have gone down a bit and maintenance fees have shot up the past few years.

          I do not own at Branson, but Branson is a lot, lot more than "just Country Music". Have you been to Branson?

              I would agree with you up to a point in regards to the Mayans as they are one of the wotst offenders in all of timesharing.

              That being said I am very happy that we own at the Lino Mar in Puerto Vallarts that only has 15 total 2 bedroom units out of only 47 total units.

              It is not a easy trade to get a prime late Janurary or February 2 bedroom there as a exchange. It is not easy to get a 2 bedroom exchange in prime time because the lack of 2 bedroom iinventory

              Unlike the mega Puerto Vallarta area resorts like the Mayan and their vastly over priced services all of the Lindo Mar units are ocean front units and have more personialized service.

              We are going to the Lindo Mar again for our anniverisery this September for 10 days and again this December 27 for 14 days.

              But again in most cases I do not care for the mega Mexican resorts and their MO's. IMHO some of the mega's have pretty grounds, but have hard cold management souls.

                Flagship Atlantic City _ Everyone is looking to sell.
                Regarding the flagship I really think it all depends on where you live. We live in NY and got a free Flagship week several years ago and it has worked out great. Anywhere in Atlantic city would cost over $200 per night during the summer for a weekend stay. Since owning at the Flagship we have never stayed there during our week ( a whole week in AC is way too much) but have been invited 5 or six times to come to Flagship for the weekend during the summer ( had to do "an owners update"). Had a great time each weekend going to shows, gambling and just walking the boardwalk and timeshare pitch was real easy once I told them how I got my week.

                In adddition we have traded our week several times during flexexchnage to very nice resorts such as;

                Westin Kierland Scottsdale ( got a large 1BR for our studio)
                Marriott Grand Vista Orlando ( got 2br )
                Club International de Cancun ( got 2BR )

                Regular exchanges also worked out well for standard resorts during winter weeks to the Carribean.

                Pelican Resort St. Marteen
                ESJ Towers (3 times) Puerto Rico ( We love the location and winter weeks in Puerto Rico even at ESJ Towers run over $250 per night plus tax).



                So I think with our zero investment, close proximety to NY ( easy drive ). Reasonable maintenance and very enjoyable exchanges I would not say that this is a bad timeshare to own.

                  Not much more. I place I would NOT ever rush back to but, for a cheap enough price, might visit one more time. There are hundreds of areas I'd rather visit or re-visit first. Once was more than enough.

                    OT, but your love of Lindo Mar reminds me of my feelings toward Bluebeard's BeachClub Bluebeard’s Beach Club located in St. Thomas, U.S. Virgin Islands in STT .... but the trip from NY to PV is a killer.

                          We have 2 Lindo Mar ownerships and 4 World Wide Vacation Club ownerships.
                          But we like all of the resorts that we own at.


                          Our 2 direct Lindo Mar ownerships are a 2 bedroom Deluxe and a 2 bedroom Stanard.

                          The WWW Club memberships are 2 bedroom Standard high season 1-52 at all of the Clubs 6 locations including Wisconsin were we have 2 weeks in a row on Lake Wisconsin starting the 2008 4th of july week.

                          We have already rented out 2 of our 6 2009 Winter Lindo Mar 2 bedroom weeks.

                          But as I said before we have 5 other units reserved for use through Jan 3 2009.

                          I just love how close we are to the water and the sounds of the waves. we also like the older decor of the Lindo Mar compared to the Mayan Place that we stayed in 2000 for New Years.
