  • First Experience with Vacation Club

I attended my first timeshare sales presentation yesterday. I'll admit, I was tempted to purchase directly from the company. (Well I did get something, just not what they were trying to sell)

My girlfriend and I have been talking about looking at timeshares this year. We have an almost 3 year old son and would like to start seeing the rest of the country. Our discussions started with the idea that we would take a week long vacation to Disneyworld this summer, but with prices being what they are, we started thinking more long term about what we would like to do each year.

We each picked a company that does tours in the area (I picked Wyndham WorldMark and she picked Hilton) and were going to compare.

I attended the WorldMark presentation, and it actually surprised me. What I understood of timeshares was the fixed week, fixed location deal that most people I know use. I had no idea that there were even points programs out there. I actually liked what I saw, the price was in line with what I was expecting to spend, and there are properties in the cities we would like to visit.

I'll save the details of the presentation as I'm sure you all know how they go. Here was the basic deal they were offering:

7000 points / year for $13,000 + an extra 14,000 points in the first year to get started. Monthly fees of about $25. This is their "Premier Ownership" and included things like RCI, cleaning fees, etc.

Since this was our first look at a timeshare I promised myself that I wouldn't purchase anything that day, and I'm glad I didn't get the whole thing then. I did however walk away purchasing something.

Like I said, I'm actually interested in something like that, and we are in the market, so I opted to go with the "WorldMark Experience". In case you don't know, it's 12,000 points to use in the next 20 months with no monthly fees for about $1600. This way we get to look at a couple of resorts and see how we like the program; and we can apply the amount paid to the other club if we like.

Like I said, I'm new to this, and I have plenty of questions. I have spent some time on these forums reading posts, but it's a whole new world. I hope I can figure all of this out in the next few months so that we can start a vacation sometime in the fall-and if that means our vacation is done "the old fashioned way" then so be it.

Is anyone here a member of WorldMark? Do they like it? It seems that most of the discussion here is around fixed week. We have no interest in visiting the same place every year, and we certainly can't (or maybe don't want to) plan the same week every year.

How does what they are offering compare to a resale purchase? I see that points can be purchased through brokers and on eBay, but how do those compare to purchasing directly from the developer?

Speaking of eBay, what is the relationship of Fairfield and Wyndham. According to Wikipedia, they are the same company, but are the points the same? All I see on eBay are Fairfield points, and still don't really understand how they relate. I also see discussion of "VIP" points, is that what their "Premier" membership is?

I'm sure I'll figure all of this out over time, and I'm glad to have found this resource. Thanks in advance!

    Welcome to TS4M's

1st, you saved yourselves around $10,000 by not buying from the developer. WM points can be found for around .55 per point, so 7k would cost about $3850( or less) .
FF/Wyndham is division with other resorts, it is also a points based system. In WM it takes about 8000 points to get a prime 1 bedroom for a week. In FF it takes about 128,000 to do the same. FF points can be bought for around .01 each, so $1280 or so will buy you a nice week a year using their internal reservation system.
The big bonus to FF is that you can deposit with RCI ( another sister company) 28k, 70k, etc and grab some excellent trades stretching your ownership and annual fees.

You have come to the right place to learn. Take your time.

It is good that you checked in here for correct info. It is sad when people go out and purchase and THEN start asking questions. There are a lot of smart people here that know how to " work " this whole timeshare vacation thing which will save you money and make the most of what you purchased.

        Welcome.

How is your girl friend's presentation goes?

Don't know how WM's experience working. I believe 12000 points will give you enough for at least 1 week plus change on 2 BD prime time. So play with it careful. You may want to pull their owner manual at WorldMark, The Club . I know a lot of owners like that program deeply. Don't know if you alos get their new "VIP" program, probably not, I could be misread, but it could be like 30000 points. I will believe in this case (if not including the "VIP"), $1600 is a little bit over since it is more than the MF plus opportunity cost and potential loss if you buy resale. But it is not bad to just experience it.

I think you will like point system. And there are a lot of point systems.

Wyndham owns Fairfield and WorldMark. But they are two different system and you can not use one on the other. It is like Britsh and Canada. Maybe not totally the same, but that is what I can think of.

If you have more questions, just ask. For now, I believe you need to find ways to plan your vacation to best use your newly purchased points.

We haven't attended that presentation yet. I now know that I will be armed with recent closed eBay auctions to help convince them to offer more if we want to buy from the developer. Though with resale rates what they are, I doubt they can even get close.

I do like this point system, and you are right, we basically bought 1 week for $1600. We were planning to go on a vacation sometime this fall anyway, so this is a good way to try out the points system.

            Just some random thoughts.

            1. What you plan to get out from the presentation?

Since you have attend one before, you will probbaly get similar tour and presentation. Maybe you can tell me what kind of information you get from that.

            2. What is the purpose to neg. a price?

If they give you a quote and tell you that you will loss this and that in resell, so the price is very competive, will you buy at spot? Or if they tell you it is before construction cost, and they have ROFR program, there is no way you can find that in the resale market today, will you pull up your credit card and pay the down pay?

Sounds like you get too happy about point system and can not wait to buy one

            3. Since you doubt they can match with the resale rate, what you think they will tell you?

HGVC is very nice program. I believe a lot of owners are very happy about it. It is higher end than WM MF wise. I do believe it has less selction internally if you don't count the property they managed. They seems to concentrate their developing effort on certain area. But I could be totally wrong on that. We have a HGVC subforums, you may want to ask detail about that club and how it is operating etc there.

First of all, I'm not a Worldmark owner yet. I have stayed at a few Worldmark resorts through RCI exchanges and through some friends who are Worldmark owners. I have attended one Worldmark sales presentation and was tempted by "the experience" that you purchased. (To their credit, it was the most pleasant timeshare sales presentation I've ever attended.) You can definitely get Worldmark cheaper by purchasing resale. But you do have to read the fine print and ask plenty of questions to be sure it includes the "Premier" perks that you desire. As stated elsewhere, Worldmark and Fairfield are both owned by Wyndam (actually, I think it's technically Cendant Corp.) and don't typically exchange with each other. There is some movement to combine the groups into one, but I don't know if that's going to happen for certain. There are a few Fairfield resorts that can be reserved with Worldmark points currently. Worldmark is great for folks in the Western US as that's where the majority of it's resorts are. Fairfield has a broader geographic base, I believe. HGVC is more upscale than Worldmark, although I haven't actually stayed at any of their resorts yet. Being more upscale, I believe that their prices tend to be a bit higher. I'm not as familiar with their system. Others here will be more knowledgable.

There's also a Worldmark forum on this site if you have more specific questions for WM owners. Hope this helps,

              Dan

                1. Like I mentioned before, this is the pacakage that my girlfirend chose so we are going to take a look at what this offers over WorldMark. She is looking for a more "hotel like" experience, and I think this is her sweet spot.

2,3. I'm certain that the price will never match a resale price. What I'm trying to find out is the delta in perks. We are fortunate enough to be in a position to be looking for something that does offer full service. If there is something that we absolutly love that is missing when you purchase resale I'd like to know about it. And I bet the moment I mention resale, the sales person will be able to tell me why I should buy from him and not eBay.

Yes, we are looking for something so we just might bust out the credit card. Although if we don't buy exactly on that day, I'm sure they'd like to take my money the next week or month.

I'm out of town for the next couple weeks, so I have time until our appointment next month - and in the mean time I will keep trolling the forums for more information.

                Thank you all!
