    Hi all,

    I'm a new timeshare owner, who unfortunately it seems has started off the wrong way and bought from a developer (I've read the various threads now, so I can certainly be considered duly aware of my mistake ).

    Nonetheless, we're keen to make the most of things!

    In any case, I'm just wondering about the comparative values of Weeks. We were sold week 39 in Las Vegas...and were told it was the Columbus Day long weekend week (we're not from the USA, so not aware of holidays etc)...now that we've checked, it appears Columbus Day is a couple of weeks after our week 39 (and perhaps also not a real popular holiday anyway??).

    Given that it seems every week is 'red' anyway in vegas, is the "confusion" about the week we own an issue we should be taking up with the salesman (whether or not this does us any good is another issue entirely I suppose!)? Is the value of our week 39 really any different to the columbus day weekend week?

    Generally week 39 is not anything special with the possible exception of leaf season in parts of New England. As far as week being all red- that doesn't mean much as red can have varying trade power. Week 26 and week 39 are not at all equal- but 39 sure could be a whiter shade of pink. Columbus day this year is October 12/13 while week 39 starts around 2 weeks earlier.

      It doesn't make much difference whether it's Columbus week or not, like the previous poster stated, the only difference would be if you were leaf peeping. It won't make a difference in trade value.
      But, I will say that October is better weather for Vegas than July is for Vegas. Therefore, the trade value I would think would be slightly better than a summer week in Vegas.

        What resort and does the week 'float' in a season (a range of weeks) ?
        What size unit? 1BR or 2BR - and does it lock/off - where u get 2 weeks vacation for 1 week of ownership.
        Many resorts have weeks for deeding purpose only...
        and even though Columbus Day isn't a 'major' holiday - any week that contains a day off is popular to travel - many people take 'long weekends' here.

        But that is usually week 40

          Thanks for your responses.

          It is at the Grandview, and is a fixed week 39, 2brm that does lock-off.

          If the trading value wouldn't be noticeably different compared to week 40/41, then I guess I won't worry about it.

            I just checked the II directory and this resort is not in the directory - so the primary trading company is RCI.
            That doesn't mean u can not trade with the independent companies...

            I am going to check my II book for the "Travel Demand Index"
            It is a scale from 50 (low demand) to 100 (average demand) to 150 (high demand)

              week 35,36 is 100, week 37, 38 is 95 week 39 is rated 100 - week 40 is 110, 41 & 42 is 105, 43 is 100, 44 is 105

              Highest Demand is 52 at 130, 51 is 120, week 9? is 120, weeks 5, 10-14 are115
              Lowest weeks are 49 and 50 at 80.

              The majority of week fall between 85 and 115 so your week is right in the middle.

              AND u can lock it off and trade the smaller unit for another somewhere else.
              It is too bad the week really wasn't Columbus Day which traditionally is week 40 - maybe u need to pursue that with the resort - does it say anywhere in your contract about the week being Columbus Week or did the salesperson 'tell' you that it was????
              It is certainy not the first time that a salesperson has lied - my ONE other thought is that your resor uses it's own calendar - email them and ask what is the date for your week 39 check-in.
              Columbus Day would be Monday October 13 and in 2009 Monday October 12

                After complaining about the week we received, the resort offered us a choice of weeks 38-45.

                We then also complained about a couple of other things like the unuseable bonus weeks (we can't use them for resorts in our area, despite assurances to the contrary), and the fact that columbus day isn't a 'public holiday' like we were led to believe etc.

                In the end the resort agreed to refund us all of our money and basically rescind the contract. We've subsequently received a full refund for the contract price.

                I must admit, other than the lies we were told by the salesperson, the resort has been extremely easy to deal with and very responsive to our concerns.

                    I am so happy for you that the resort did the right thing. It was a large purchase and not getting you were told is really shoddy salesmanship and tends to leave a bad taste in the mouth.

                    Hang around here, read, ask questions and read more and ask more. When you fully understand the concept (or as well as anyone understands the concept) then buy resale. Developer deals will always be around, but you can do ever so much better on the secondary market.

                    We are all here to assist you and hopefully provide you with the information and knowledge to have years of excellent, inexpensive vacation holidays.

                      I also bought at Grandview and have buyer remorse (my was ~10/2007, 1-BDRM, week 13 with 49,000 points ).

                      I agree the bonus weeks are worthless and so far we have not been able to exchange into anything (Hawaii 2008 and Myrtle Beach summer 2009) with bonus weeks or points.

                      Just wondering how long did you wait to complain to Grandview and getting the refund (I thought there was a 5-day grace period to rescind)? I probably should have done the same thing.

                        I think it was about 6 weeks after our purchase that we made our initial complaint. Then a couple of weeks of back and forth until they agreed to refund us.

                        If you're not happy, it can't hurt to complain (as we found out) - the worst they can do is say no.

                          If you like the concept, do some more homework, find what is right for you, and pick it up for a buck on eBay.
