    I placed some ads for our excess TS inventory for the first time last year. I could use some suggestions on how to word this requirement.

    "We require that all inquiries for our rentals include the full contact information for the prospective renter. We need your phone and street address. Upon receiving your inquiry we will contact the resort and add your name to the applicable reservation. We have many reservations made in advance so we do not necessarily need to contact the resort."

    "Payment is required within 72 hours after the reservation is confirmed or 100 days prior to the reservation whichever is first."

    Last year I had four customers. This year I have quite a few replies. I generally advertise when we are in the US for the summer. I don't have a problem with renting for relatively low rates. I rented the Lockoff/Hotel Unit side of our 2 bedroom in Cancun for $65 a night last year to a couple who turned out to be wonderful.

    My problems this year included someone demanding the resort confirm in writing that their name was on the reservation before they would PayPal funds. The person was Mexican American living in Los Angeles and stated he was familiar with the Mexican resort. He insisted the resort MUST confirm in writing that he was on the reservation. I don't fully understand but he said he had rented before showed up and had the reception say they had no record of him. To make a long story short, the resort took 10 days to respond. When I finally got the manager on the phone today, I received a email from the prospect stating he booked elsewhere because they did not respond timely. I had cc:d him on every email to the resort.

    Another is someone wanting one night, this Friday only in Las Vegas. He refused to reply with contact information. To save time I added his name to the reservation. He emailed to send him the PayPal request. That was last Saturday. I've sent the reminder three times and reminded him I want to speak to him on the phone and to email his number.

    A few minutes ago I got another request that I could fill for 2 nights in Las Vegas. When I asked for her contact information she replied "I booked elsewhere."

    I realize the internet is a scary place to some people but why do they refuse to at least giving their telephone numbers? Maybe they don't want to give their home addresses because they think someone could rob them. We always use our P O Box for that reason.

    I just can't be bothered to spend too much time on rental transactions.

    There will always be a group of flakey people that respond to rental ads. What you are asking for is certainly not out of line. My rule of thumb is whoever pays first gets the rental. Don't waste your time worrying about the flakes or losing them.
