    I'm New To This...

    Hi is there anyone that can help?

    We purchased our timeshare at Vegas in 2008 and now need to remove someone from the deeds. We received an email which said we needed to return the deeds along with forms and fees. This would be ok if we had them?? Does anyone know when we would have been issued with them? We did have a mortgage for 12 months so that might make a difference? Can you get a copy and if so from where and how?
    If anyone has any ideas or experience of this it would be lovely to hear from you.

      You may want to start a new thread, so it may get more explorsure.

      Not a lawyer, but I assume you talk to the developer or a licensed closing company? And mail the deed, forms and fee back? And I assume the deed is a new one the developer prepared for you that new final owners will all need to sign on it? And all existing owners need to sign as grantor? And you will need at least notarize that deed (if not both deed and form)?

      If you are still has mortgage, you may need to talk to the developer first.

          Many thanks for the advice....managed to order a copy of the deed today so fingers crossed once received we'll be able to start the process of getting my daughters boyfriend removed. Can't think its going to be an easy or smooth proceedure but a challenge none the least!

              I thought Triennial means you get 1 week every 3 years. So if you bought 2 years ago, next year you should be able to use it. Your contract should tell you when can you use your first week

              Is it float week? If so, you may want to determine if any when you want to use it, and call the resort to reserve that week like now.

              If it is fix week, than you can wait to next year to pay the Mf if you want to visit Vegas at that week.

                New to Timeshare Discussion Boards

                Hi All, I wish I would have known about these sites years ago and before I got involved in timeshares. The past year I am pretty overwhelmed and the increases in maintenance and just want to gt rid of them. Yes, I own more than one week. Right now I have a week up in Bear Big that I have been trying to sell without any luck and willing to give it away in lieu of foreclosing on it. Anyone have any suggestions? I found it sure can help to talk to other people that might be in the same situation. Much thanks

                  I need advise on maint. fees

                  I own a timeshare with Bluegreen, at the time of purchase I was told that I could use my points to pay for maint. fees. When I contacted Bluegreen to see why I was getting an invoice, they told me I could not use the my points. After many discussion w/Bluegreen - I have now been turned over to collections. I tried to make payment arrangements and received rude and nasty remarks. I have since listed the t/s for sale and owe 3K in maint. fees. Can anyone advise me on my options at this points. Please advise.

                    Welcome, you may want to post your question on BG's forum (Bluegreen Resorts - Timeshare Forums or bluegreen : Bluegreen Vacation Club Owners) since someone visit there may know better. They may need more infomation like what kind of ownership you have (deed converted, or which trust you belong to). Since both sites are open to general public, and since both sites are people that love use the product, you should be alarmed that you may get some cold shoulder or incorrect advice. It will generally give you enough information to start, so when you seek legal advice, you know how to express your situations, and help best use their time.

                    Generally, if a club allow you to exchange points for MF, it usually at a discount (like your MF is $500, if you do that, you will get only $250 and still need to pay $250). Plus, you need to call them in advance to do that.

                    If you are in trouble, you usually need to find a way to recoup your MF before it is due. Usually that invlove some renting. At this moment, since you have a good amount of unpaid balanace, you will not be able to use your ownership to make any reservation. You may need advice from your local lawyer that expert in default, foreclosure process.

                    After you get that, you may need to make determine what you going to do.

                    One options is to pay all the balance off (either one time, or talk to BG people and arrange some kind of payment plan). You need to check/determine if you still own the deed. I thought if you own trust type of deed, it will be automatically foreclosured once you have debt, than the only thing left is to settle the debt. But could be wrong.

                    The other option will involve legal actions.

                    Your credit score should be in damage now. But it is better if you start to figure out what your options are, and try to sort stuff out and make a decision asap so you can start to recover from those damages.

                        RCI does not allow you to rent out. Used to be you can recoup up to your exchange fee and Guest Certification, I have read that sometimes it allows you to recoup MF, but did not verify it. And did not know what their current active position is on that matter. You should be very careful when deal with RCI. But if you give the exchange to your family and friends, it is between you and them.

                        As to RCI bounus week, it usually not worth too much, since most of the time, it will require you an exchange fee to get stuff you may find in last call. It still can save you some money from times to time.

                        For your own resort, you can rent it out. At this moment, rent market is pretty soft, even if you have very good week, it may not enough. I would suggest not to waste your money on any of the site that charge you. Some free ad like your work places, your friends, craigslist.org, vacationtimesharerentals and any website you can find through a search engine like google that did not charge you any. Any site that charge you basically does not get any renters they are survive based on your payment. And anyone ask you to pay them first to help you rent you should treat them as scam.

                            It does not buy timeshare. It claims to be only an advertisement site. Your money is being used for ad.

                            As this economic, consider they have close to 0 visibility in internet, you should not waste any money. It is better try to give out your timeshare through craigslist. or eBay.

                              mom and dad own timeshare

                              My parents own a timeshare and would like to get rid of it. they have been hit by every scam imaginable. so far I have been able to sort through and find out that it is a scam before it cost them any money. my question is: Are there any legal legitimate companies doing business that can help them dispose of their timeshare? the newest is direct transsfers. seems they are crooks also from what i can decipher from your forums. thank you for any info you can give me.

                                Scams and bad deals seem to be prevalent and finding the few decent people is not easy. You might try a give away on our Freebie forum if you want to just get rid of the ownership. And you might also just stick around and see how to better use the week.
