  • To Rent or Sell Manhattan Club? That is the Question.

    Hello all seasoned Timeshare travellers and fellow newbies!

    I currently own a 1 BD/ 1 flex week at MC and over the years I have not found enough time to use my weeks. Therefore, I've been interested in selling the week, but I am not sure if this is an appropriate time to sell based on the conditions of the market today?

    I have contemplated attempting to rent the week out to cover the annual maintenance costs at a minimum. However, I am sincerely interested in alleviating the financial burden all together.

    Since I am not extremely familiar with the acronyms and terminology that may help you all guide me through a decision like this, can we start off at a high level?

    What is everyone's opinion regarding renting out or attempting to sell a MC week right now?

    This is my first time reaching out to other members of timeshares, so any constructive discussion is greatly appreciated.

    Not shore I know what you mean by starting off at a high level?

    that said, I think you should list the week here for sale, also on tug,and redweek, At the same time you can make reservation at The MC and put the reservation week up for rent,
    if its sold befor you get it rented and the new buyer dont want the week you make the reservation for you can always cancel the week 72 hours befor check in with no penalty,

      Your MFs are ~$2000, not easy to rent for that.

        I have been renting out my weeks there for years, and have never rented for under $2100 (300 per nite)

        Rented one seven day week last week for $2225 and rented 0ne nite penthouse suite today for $450 per nite and one regular 1 bd.rm. 2 bath for $375 per nite, for 3 nites
        and has request for sept. 30 to oct 2nd and Nov. 17 to 22nd ,
        so if anyone has those nites and would like to rent, Please PM me

          Sounds to me like you've cracked the code, ~$225/wk/yr profit on a ~$10-20K investment.

            Hi Spence, I have been reading your tread over the years and learning from you, and others,Timeshare is not an investment, as you know, but a lifestyle,even thought I dont trade my weeks, I rent them, if one can keep there head above water with rental they are DOING GREAT, that $225 gets me last call Vacations thru RCI and 11 extra vacations, to some realy nice resort, Like this year I went to the Alexandra in the Turks & cacios with another couple all for about $2000 with air
            Now I had a friend wanted to go, has no timeshare and I could not get a week for her and her Husband and two kids,she check with Beaches that has AI, they wanted with air ect. over $14,000 (fourteen thousand)
            Heck,timeshare owners that learn how to use there timeshare can clean up,
            by going on vacations to resorts that I or they could not afford one or more time per year, To the OP Rent, and learn how to get the best use from your MC timeshare,

              I think Brother Coony as a fellow owner is giving u good advice....rent if u can not use your time.

              Seth Noth also has a website - check there to see what u can realistically expect to get for a resale at this time.
              I do think the current economy will have a negative effect on your resale right now - if you don't have to sell, wait for better times.

                Thanks everyone for the advice. I will look into renting out the week first. In addition, I am reading up on the advice for renting in both this site and TUG. One thing I am not clear on yet is it smart to reserve a specific week with MC and then attempt to rent that week out or is it better to offer a week up for rent and work with the renter to pick a week to reserve?

                  Only you can answer that based on how easy you find it to reserve. The vacationing public will come to you two weeks to two months before they want to go. Will it be available to you then?

                      You are best to Reserve the week 9 mths.out and put it up for rent , when renting its not what you like but what renters Like and want in NYC
                      Like if Valentines's day is on a weekend, thats will be a hot rental ,reserve 3 days, like check in thursday nite check out sunday

                      4th of July weekend is always good.so is labor day.weekend, if you want to do the whole 7 days then the US open week is always good for rentals
                      to get these days you have to be on your toes, as you will be trying to beat other owners and me to be the first to snag these dates. it's work
