    Hi everyone,I am new here and I want to buy a timeshare(resale) and I am confused .The deed is for week 22 and is floating from week 14-43.What I 'm confused about is how is this float can be used?I can use my week on any of this weeks? How much time before I need to make the reservation? Thanks for your help.

    Without more info and expertise on your exact resort there is not an answer to your question, but most probably your Wk22 is for deeding purposes only and you get to pick from weeks 14-43 competing with all other 14-43 float owners. Usually first come first served and call in for reservations a maximum of 12 months out, but it depends on the resort scheme.

      To expand on Spence's answer, in many floating time resorts you receive a deed for a specific week and a specific unit. But if you read the details in the timeshare program documents, it will have language to the effect that even though you own that particular week in that particular unit, you do not have any intrinsic right to reserve that unit for that week. Instead, to rserve a unit you have to make a reservation in accordance with the rights in your floating pool.

      The process of issuing a deed for a specific ween and unit is for inventory control purposes; as an owner it assures you that the developer cannot sell more units than are available in inventory at the resort. That has been an issue with some developer that are less than scrupulous. So you should regard the assignment of a specific week and unit in a deed as a good thing, while recognizing that the fact that you have no particular rights to that unit.

        Another thing to consider is your assigned unit. Many people buy timeshares without knowing much about the various types of units. Find out about what are the better units in your timeshare. You can find out about refurbishments . oceanviews , layouts through the timeshare office or by tracking down owners

        Being an owner will entitle you the have more input into your assigned unit. Find out when units are assigned to vacationers. Sometimes its a week out, a few days or the same day. Once you find out call reservations and give them a list of 3 or 4 units you want to stay in.

        In my conversations with many timeshares they tell me that many owners of floating weeks rarely take advantage of special requests for choice units but they usually get the better ones anyone. Exchangers unless they ask for the good units get whatever is available.
