I see many timeshares for sale but wonder if any actually sell. Do you think it is next to impossible to sell at this time?

Is anyone actually selling a timeshare in this economy?

That said, people are still buying certain timeshares. You just have to find someone who specializes in the timeshare you want to sell who has already has access to a group of owners of that timeshare resort.
If you want to sell your timeshare, I would wait until early next year when the selling season normally starts. Not sure how strong it will come back this coming year. Cross your fingers.

For the resorts I've been watching, there has been very little activity. Perhaps the prospective sellers are waiting for the economy to get better or maybe it's just a lull before year end.

As Boca stated, this is traditionally a slow time for resales, but for the year sales levels for our cooperating brokers have been pretty consistent with last year's numbers (this is the first year where there hasn't been a sizable increase- so it is definitely a challenging year for resales).....
Buyers are offering lower amounts, and Sellers are accepting lower offers than I've ever seen- so overall resale prices have dropped considerably.. There are slightly more cancellations than previous years as buyer's get cold feet or have financial setbacks, and buyers are now contacting multiple brokers for the same inventory- so individual close rates are down as there is more direct competition among agents.
All that being said- there has been a significant upswing in offers and activity since the election. Many experienced timeshare owners are taking advantage of this opportunity to expand their portfolios and getting incredible values.my travel website: Vacation-Times.org.

You can also look at eBay's recent completed list after you get to the buy timeshare and search the Wyndham and when it lists all the Timeshare, click on the lower left "completed list" and search again, it will give you about 3 week's data.
Now is not a good time to sell. And with only 3 years ownership, you will not be able to get your mortgage back.
Can you vacation, or is the bad economic get you into need preserve cash status? If you can vacation, and like it, deposit your point to RCI as 28k, and try to use them on places there are a lot of resorts.
If you are need to preserve cash just because you are scare of the economic situation, then you need to rent out all your points or on put them on credit pool to wait till you get better.
If you are in bad financial situation, you will need to talk to Wyndham to renegotiate your contract.

I had no intention on buying anymore timeshares but I did pick up a Playa Del Sol Nuevo Vallarta 2bedroom float 1 -52 just to join SFX.last week I go to Mexico every summer and the purchase would allow me to get into the Grand Mayan as often as I like.
The maintence fees for 2008 were around 450 so its not that painful plus the 159 exchange fee.
The price was around 650 around 1275 in total with fees.
Losing 350.000 in the market is killing me but with myself and my wife both working im not altering my lifestyle too much

Depends on MFs and which resort, but at most 2-3 cents per point (for really low MFs or a really high-demand, new resort with low resale supply), and probably less than 1 cent.
just don't see it anywhere near possible, and get what I owe for payoff

I sold one resale a couple weeks ago, at a profit.
But, here in God's Country, generally speaking, nothing is selling retail. Not lots, boat slips, houses, condos, timeshares.
