  • An interesting take from an upfront company

    I just received a phone call from a company named Resort Equity Management.

    For a one time upfront fee that varies between $899 and $1495 they will RENT your property to corporations for conventions for life. They seem to specialize in (where else?) Orlando, Las Vegas and Missouri. They say they guarantee the rentals in those areas. I could not get what the rental rates are from Mr Dawkins but it appears scaled to the bigger chains like Sheraton, Marriott, Hilton, Westgate and the like.

    He said they will not accept little places with no activity like Mugwump Swamp but he could have been playing with me.

    One of these I'll dig deeper into this. Like after I catch up with the 2009 maintenance fee thread...

    Did a quick check of their rentals with Bluegreen (go with what you know) and I found their prices for the sales and rentals very high. Not that it is a shock, but they weren't even in the ballpark on some of their prices. They list $14,000-$16,000 for 7,000 points. I know that is available for about $3000, not the price they list.

      Oh, come on, you know exactly what they do and don't do. The do take your money and they don't rent or sell your timeshare.

        I like this one. From their FAQ:

        Q: What are up front fees?
        A: Up front is what you pay when you buy timeshare property. You are paying up front for your future vacations at a reduced cost.

          Of course I do!

          I thought the rental part was a more unique spin than the usual we'll sell it come on for a fee.

            Either they list for for sale at a price that isn't slightly in the ball park of what it should be inorder to get a buyer OR
            They list for for rent at a price that isn't slightly in the ball park of what it should be inorder to get a renter.

            Either way you paid them a ton of money and have no chance of getting anything back from them.

              I think your heading says it all: "an interesting TAKE...."

              In times of hard economy, con artists find any spin they can to lure in the innocent .... I know you know this, Lawren, but if anyone is tempted by these folks, please take our advice: RUN don't walk! run away as fast as possible, don't even give their offer a second of your thinking....you have more profitable ways of spending your time.

              And to newbies, if you cannot use your timeshare, sell it, give it to a relative who can enjoy it, offer it here on the boards, talk to your HOA about renting it for you, look for ways that you can control the outcome.....any company that claims they want $$ from you to perform the TS service that is in the future is likely full of it. No matter how they spin it.

                That conference coordinator for big corps spin is used by almost all PCCs.

                  We here all know that the source of income for upfront companies is the sellers. Many wanting to sell their timeshares don't know that (or much else it seems) cuz they don't bother to do something as simple as google it.

                  Sorta related, we have our house advertised on lakehouse.com. Their source of income also is the sellers. Things aren't selling at all now, yet we have continued to renew, to pay that upfront fee. (We probably won't next time.)

                  I guess we are as daffy as those wanting to sell their timeshares.

                  Same for those on VRBO, and other rental sites, I guess, if their stuff is not renting.

                  Not that I am trying to justify upfront fees companies but if all they say is they are going to advertise it on the Internet, and they do . . .
