      Ok, it must be just me but when I read the above it sounds to me like Sunterra isn't partnering with Hilton, it sounds like they are letting go of the word Embassy and putting Sunterra in it's place....

        Sunterra never was partnering with Hilton, nor was Hilton ever partnering with Sunterra.

        The Embassy name was attached to the resorts in the mid-1990's, before the Embassy name got swallowed up in a bunch of mergers, etc. The developers original plan was to develop an entire family of Embassy Vacation Resort properties, using the Embassy name to brand the resorts.

        Embassy was never involved in any way in the resorts, except as a franchisor of the Embassy name (same model used with most hotels chains - the hotel chain doesn't build or own the real estate, they only franchise the name and handle reservations).

        Due to financial problems involving the developer, only five Embassy Vacation Resorts were ever created: Orlando, Lake Tahoe, Scottsdale, Maui, and Kaua`i. About five or six years ago, the Scottsdsale property was rebranded as a Sheraton.

        Through the years, the Embassy name was involved in a series of mergers and acquisitions of hospitality companies. It eventually wound up joined with Doubletree in Promus Corp. Hilton bought Promus, so now Doubletree and Embassy are part of Hilton.

        After the plan to create a large resort group was terminated, the resorts were actively looking for another hotel brand name to affiliate with. For awhile, Radisson looked like a possibility. Hilton also kicked the tires of the properties - about four years ago most obeservers that acquisition by Hilton was almost a certainty.

        Eventually, though, Hilton backed away, and the Radisson notion withered. Reports that the Embassy name would be dropped have been circulating ever since the Hilton talks collapsed, and that Sunterra, who was not the original developer but bought their way in later, would stick their own name on the property.

            I got a bit confused. Radisson wasn't kicking the tires of the Embassy properties. Radisson was poking around Sunterra.

            The stock ticker symbol for Sunterra is SNRR, which is a bit of a curious combination of letters to adopt, until you realize that it could easily be an amalgam of Sunterra and Radisson. Sunterra adopted those letters right about the time the Radisson merger rumors were thickest.
