  • Bye Bye Embassy Resorts

From the Sunterra Website.. maybe its been posted before.. but its the first time I heard of it

    Dear Valued Owner Families,

It is with great excitement that Sunterra recognizes your premier resort destination as one of our flagship properties. On behalf of Sunterra, I am very proud of the Sunterra brand and look forward to the much anticipated renaming and branding of our prestigious properties in Lake Tahoe, Maui, Kauai and Orlando.

These resorts and our owner families have always been an important component of the Sunterra family and this re-branding initiative will put the Sunterra name on the forefront of these four flagship properties which will enhance and fortify the continued growth of the Sunterra brand and brand values with an emphasis on quality and a commitment to offering flexible vacation ownership opportunities to our existing customers as well as our future customers.

This initiative is a result of the mutual agreement between Hilton Hotels Corporation and Sunterra Corporation to discontinue the use of the Embassy Vacation Resort brand, providing existing Sunterra management and ownership of the properties with unity and brand synergy.

In an effort to provide you with the most up-to-date information regarding this re-branding initiative, we have set aside this special 'web-place' for you so that you may find the most relevant information regarding your resort. I would like to lay emphasis on, however, our commitment to providing you with the highest level of quality standards and hospitality service and hope to provide you with a seamless brand transition. Your property use will not be affected, nor will your ability to make reservations or how your current payments and billings are processed. The only changes that you will experience include new signage and guest check-in materials.

I invite you to review the information included within this web-place for relevant information pertaining to your specific resort location as we've included recently mailed letters and have also compiled a list of Frequently Asked Questions (FAQs) in anticipation of your concerns.

Normally, in a situation as this, I would welcome all of you to the Sunterra family, but you are already a part of our ever-expanding family and at this time, I wish to extend my sincere gratitude, as I am delighted to position your premier resort destination as a Sunterra flagship property.

    As always,
    Nick Benson

WOW this is a shocker. First I heard about it as well. It is a great chain and will make Sunterra a lot better. This may even boost sales for Sunterra as members may want to do a internal exchange to get into these other resorts.

I always felt that it was very deceptive of Sunterra to continue the Embassy name when Embassy didn't exist any more. It was like Sunterra was so bad that people wouldn't buy there if they knew the resort was now sunterra.

Most all the TS companies which bought other Embassy locations changed the name to reflex the new owners.

One pitch used by the Hawaii sales staff is to promote the advantage of owning at a property that is affiliated with a "name brand" hotel group, then point out that the Embassies are the least-expensive "name branded" timeshares in the Islands. This will eliminate that sales point.

I think that this will hurt people trying to rent their units.

Finally, this is really just the logical culmination of the failed dance with Hilton a few years ago. What little rationale there was for even having an entity of "Embassy Vacation Resort" disappeared after Promus was swallowed by Hilton. The resorts had been actively looking for a new group to affiliate with - I was hoping that the deal with Hilton would work out and the Embassies would become rebranded as Sheratons.

Sunterra at Poipu doesn't have much of a ring to it.

Hilton. Hence, the mention of Hilton in Dave's original post.

Several years ago Hilton was very interested in the Embassy properties on Maui and Kaua`i. The properties would have fit well into areas in which Hilton doesn't have any presence and wanted to be more visibile. The properties probably didn't meet standards to become HGVC units, but probably would have worked nicely as Sheratons.

I understand that the reason it didn't happen is because they couldn't come to agreement on the value for the Maui property. Hilton reportedly lhought the property needed more renovation than did the partnership that owns the property. Hilton may also have wanted something closer to Ka`anapali.

Are you saying Sheraton (Starwood) and Hilton are the same company? I didn't know that.

Sorry for the senior moment there.

I think I was thinking back several years ago when one of the Embassies becase a Sheraton, and there were discussions about rebranding the entire group.

The resort is nice, the units we have are two bedroom lock out, I wouldn't want to spend a week in the Studio side (has two full size beds), but the one bedroom side is fine except for the kitchen which is small (probably the smallest that I have seen). We have two weeks, one week you can reserve one year out and the other week you can reserve two years out. It has a great location. There are not washer/dryers in the units, but laundry stations on the halls that were free. Very limited parking, but valet parking is free, except for the tip. I would say that it wouldn't meet the HGVC standards because of the small lock out and the small kitchen, but other than that it is as nice as most of the ones we own and have stayed - rental or exchanges.

Do all of the EVR locations have small/partial kitchens or is it just Maui? How many Embassy resorts are there? I think I've only heard of 4 (Maui, Kauai, Orlando, & Tahoe).

                              Thanks
