    Doug, I guess because you don't belong to The Club you have a different formula for your maintenance fees being computed.

    I still believe that the purchase of the points at $8540 for 2000 points is way out of line. That's that's $4.27/point!

    Is that what they are offering now?

    Actually, I do belong to THE Club. I suppose that you can add THE Club fee's to our MF's. MF's for our units are $1037 and $924 plus $262 (that's what's on my last THE Club dues bill at least) would be the total paid for 26,500 points. That would be $2,223 for 26,500 points or 8.4 cents per point. The OP was adding in trust fee's and THE Club fee's to the total. Those two fee's effectively double the total fee's.

    While I do belong the THE Club, I don't belong to any of the DRI trusts. Not being in one of the trust's, I just pay the MF's of my home resort. Thus, our MF's are based on only that resort and not an average of all the resorts in a particular trust. So yes, they are figured a little differently.

    I tend to argee that the price for the amount of points appears out of line on the surface but, when you look at two bedroom timeshares that are selling for $30,000 to $40,000, it might not be that far out of line. You don't really get anything from any developer for less than $10,000 anymore.

    A typical exchange for a 2 bedroom unit through I.I. takes 7,500 points (high season premium resort). That would equate to $32,023. That seems to be pretty typical for a 2 bedroom unit from what I've seen recently.

    I wonder what enough points for a 2 bedroom unit with DRI would run? When you look at internal exchanges, because each resort has different requirements in terms of points, 7,500 points might not be enough to get you what you want internally.

    I liked HGVC's system of requiring 7,000 points for Platinum season 2 bedroom standard units across the board. As an owner or buyer, you knew what you were getting. None of this trying to figure out how many points is enough. Of course, HGVC fell off that wagon this past year with new resorts requiring more points than what they have in the past. That's the problem with points based systems. The points required can be changed so long as you contract allows.

      Determining MF for resale property

      Okay, help me understand this transaction- I'm looking on EBay at a Las Vegas US Collection auction. The MF are around $1270. So does this price include the operational fee? I thought the rate was around .10/point which would make it $850 or so.

        So based on what you already have read in this thread and hopefully throughout this DRI forum you would make a reasonable guess that ~$850 + ~$200 op/base fee + ~$235 Club fee equals ~$1270, right
