Just bought at Colonial Crossings In Williamsburg-Need beginners advise

  • Just bought at Colonial Crossings In Williamsburg-Need beginners advise

    We just purchased a red week at Colonial Crossings in Williamsburg. I am looking for advise and recommendations since we are beginners in all of this. We live in Williamsburg and plan to use the resort amenities throughout the summer since they are so close to us, but plan to actually bank our week and exchange thru I.I. Are there fees involved when you exchange and how do we go about exchanging? We are able to use "Quality Time" as well, which gets us additional last minute deals. We bought a 1bd to use every other year. When do we need to book our resort and actually go thru the exchange is we are wanting to go somewhere within the U.S? Any info that you can provide will help out. Thanks

    I'm sure you're asking for advice.... if you really JUST purchased

    Quickly and carefully read you paperwork and prepare your rescission letter, mail it now US Postal Service Certified Mail. Since you live in Williamsburg also hand deliver one and get a receipt. You'll be happy ever after.

      Colonial Crossings will be a less than good trader in I.I., you will not be happy. RED =/= RED and you will seldom get what you want even though you book and deposit as early as you can.

      There are plenty of resorts in Williamsburg that are nicer, and all of them are available on eBay for pennies, yes, pennies on the dollars you have spent.

      If you're too late to rescind, then just enjoy timesharing like the rest of us..

        Do other resorts in WBurg offer year-round use of amenities to owners? When owners can take advantage of that, it really maximizes the TS' value...

        To the OP - if you can rescind, you should. You can always buy the same resort resale for far less if you decide it's what you want. If it's too late, as Spence said, you will still enjoy timesharing. There are also independent exchange companies besides II that may be worth looking into, check out our Exchange Company forums.

          Spence is extremely knowledgable and is giving you excellent advice. Everyone on this forum will say the same thing. If it's not too late to get out of the purchase, get out. Follow the instructions to the letter. You can purchase a week for practically nothing--I just gave away a week for a three bedroom unit at Powhatan Plantation, and it was an every year week. Whatever you paid the developer was thousands of dollars too much.

            If you are stuck with it (outside the rescission period), I'll help with your reservation/exchanging question. You should book a summer week, as soon as you are allowed to. Some resorts allow reservations 1 year ahead of time, others 2. Call your resort to find out. What weeks are you allowed to reserve? Does it float weeks 1 -52, or do you have a specific week or season?

            Once you have reserved the best week you can (in terms of "trading power"), then you can work on how to best exchange it for what you want, we will help you.

              I don't have my paperwork with me right now, but I know that we have a red week. However, it is not "high red" which includes the summer months. We were told that we would be able to book during all red weeks thru II though.

                I'm not sure what other resorts offer as far as using thier amenities. What really sold us on the property is the indoor water theme park that they have in the works.

                We just bought yesterday, so I will need to check my paperwork to see if we can rescind. We were also sold on the use of "Quality Time" as well, which can be used all by itself with not having to use your week.

                  Do not hesitate RESCIND immediately!

                  You have purchased a pig in a poke and paid way to much for it. If you still want that resort for day use you can get it for much, much less than you paid for it on the resale market.

                      The recission information will be somewhere in your contract/package. Follow them completely. Return anything the resort gave you, books, tote, whatever. Mail it certified receipt USMail.

                      There is no penalty.

                      You get your money back. You get to study and ask questions here and save several thousands of dollars.

                      It's all good.

                        You probably have SEVEN calendar days but don't put it off, do it today. There is no penalty unless you don't return any of their "materials" for which they would charge you. Don't bend - they will keep telling you about the fabulous water park "in the works" and about how RED will get you any RED in I.I. - it's just not true. Do it oday by mail to whatever addresses are on your paper work and since you are there, hand carry a copy along with the II book and whatever else they gave you, get a signed receipt.

                            Rescind right away!

                            There are many nicer resorts in Williamsburg, as others have already said. You can get something great in high summer for well under $1,000. Do some research on which resorts allow day use and take your time deciding which one is the best for you.

                            That waterpark at Colonial Crossings has been promised for literally years. I stayed there in 2004 and they were promising it then. When you toured Colonial Crossings, did you see any signs of it being built? Have they actually started it?

                              They have dug the area where the waterpark is going to be built. We made them give us a document signed by the president that said that if the waterpark was not built, that we would get all of our money back that we have put into the condo. We didn't buy to stay at that resort, but bought to be able to exchange elsewhere and use the "Quality Time" program.
