Just bought at Colonial Crossings In Williamsburg-Need beginners advise

    You've been given free advice from people who have been around timeshare for a long, long time... These folks also know much more than those that sold you and aren't making a dime.

    Save yourself a bag of money, recind and come back and learn.

        Please follow Spence advice. I have a friend who all most paid over $15, 000 for a red week at this resort. He found a better week in Williamsburg at a very nice resort for less than $5000 for week 28.

          Rescind. I own a Williamsburg week (purchased resale for 25 percent of the developer cost) in high summer and it is not a great trader. If you are thinking about Orlando during school vacation times...if you are thinking about the Caribbean almost any time of year...if you are thinking even about Williamsburg in the summer...you will be very, very disappointed in your trading power.

          Please, please rescind while you have the chance! I promise you that you will feel like you dodged a bullet. I rescinded on a Williamsburg week long ago and it was the most wonderful feeling!

          To rescind, usually you just write a letter saying you wish to cancel contract number whatever, sign and date it. You do not need to give a reason. Then you send it via USPS certified mail with a return receipt requested. As Spence suggested, you may ALSO wish to hand-deliver another copy of the letter and get a receipt from the office staff. But first mail the letter. The sales office will try to talk you out of rescinding. Don't listen to them!

            I think I just may rescind because of all that I have read. It also seems like such a complex job anyway with banking and exchanging and all of the fees affiliated.

              Definitely rescind. As for the complexities of using/trading timeshare, you're right in that it can be complicated and fees do add up. But if you would really enjoy the benefits of daily use near home, you can find something for very little $ after you've done your research and we will help you with trading the week of vacation. If you wanted this particular resort b/c of the Waterpark, well I'd sure wait for it to actually be built (if ever), then see what they'll let their owners do in terms of usage (I'll bet there will be a premium on daily use of that particular amenity, again assuming it ever gets built).

              But RESCIND NOW, do more research later. And don't let them try to tell you it's a "one shot deal" that you'll never have the opportunity to get again, it's a Big Fat Lie.

                Please follow the advice given here - not because TSing is hard to do - there is a learning curve, you will do just fine! - but because you can get the same or a much better ownership for under $2,000 for an every year week.

                REALLY, u can.

                So please get your money back, stick around, read up on stuff....and make an informed purchase in a few months.

                (the waterpark does sound cool!)

                  I appreciate everyone's advice. I just sent my rescind letter by certified mail with return receipt today. We also are taking a copy to the resort tomorrow to give to the office there along with all of the materials they gave us. I made sure to copy all of the paperwork 1st.

                      Please don't take any of this as an afront to you in any way. I know that sometimes the corus of "rescind immediately" sounds kind of tough and I also know how the folks that sold you really built you up to buy. But remember that is their job and they are quite good at it. Many of us have been thru the same thing and many of us, including me, bought before having the advantage of getting all the good advice from the folks here.
                      The bottom line is that all the advice being given to you here is really right on the mark and comes from folks with lots of experience dealing with the "time share sharks". Also, all of us are time share users and enjoy timesharing a great amount.
                      But, you can do much better by just looking around a little bit on what is available resale on ebay and other places and like someone said, if you decide you really want this resort you can get it much cheaper. You can probably get a week each year instead of every other year for much less than you paid for the one you have.
                      So our collective advice is rescind as quickly as possible, ask some more questions here, and then buy. Then become a regular member here and next time someone comes on with the same question it will be you giving them the same advice. lol
                      We are not trying to steer you away from timesharing, we just want you to get the best value you can to enjoy.
                      whatever you choose, stick around here, there is "oodles" of free info and advice to be had.

                          I felt sad for you because you came to us all excited about your decision and people advised you against it. But you got good advice and you followed through on it.

                          So now you know a lot more and you can save yourself thousands of dollars. Now do some reading here. If you become a member, you'll have access to the resort reviews and you can make a good decision for your family on which resort you really want to purchase. Then you can find yourself a great deal on a resort that you and the family can enjoy to the fullest.

                          I hope you'll enjoy us enough to stick around and start contributing to our conversations.

                            I am too for you. You saved yourself a lot of money. One more suggestion is to take your time before buying again. You know already that it is so easy to buy but the fact is that selling is a lot harder unless you give it away. Look at all the eBay auctions.
