I'm not personally a fan of the automatic debits (although they can be very convenient). If you ever start to think about selling, be sure to call in and get the debits stopped early in the game and convert to a paper billing. I've had a number of sellers who had to fight with Wyndham and their banks for months after closing, as Wyndham kept resubmitting the auto debit authorization and dinging their account again for the monthly fee.

I don't believe it is an attempt to take money out of spite, but rather just a case where title and deeding out of Orlando and financial services out of Vegas are not on the same page or communicating in a timely manner. In all three cases, the sellers were finally able to get the money credited back- but it took months of calling and arguing.. With one client, Wyndham dinged him five times after the ownership was transferred and he had sent in three notices to his bank to stop the debit. I don't know if he was more angry with Wyndham, or with his bank when it was finally resolved..

I'm not either. I *never* set up automatic debits to a bank account, though I am happy to set up automatic charges to a credit card. If the merchant continues them past the termination, the card company can fight with them. Note that Wyndham allows you to charge to a card, and does not add a "convenience fee" for doing so.

      Yet.

I've had two experiences already where "autopayments", no longer authorized, required me to close the account to make them stop! Once they are set up finding who/where/what can stop them can be impossible. I no longer do them just for that reason.

Boy, you folks are correct about never doing automatic debits.

Long ago, in the infancy of internet banking (the Dark Ages?), experts warned against letting someone "pull" money from your bank account. They said to "push" the money from your bank account instead. The reason? You may stop "pushing' the money from your account at any time. Those who "pull" it from your account will continue to do so even when you ask them to stop.

So, I "push" money from my bank account, but I refuse to let anyone "pull" money.

Good luck with Diamond. I hope they listen to reason.
