    Hello all,

My name is Benny and I was browsing the internet doing the research to start the process of selling my timeshare when I came across your site.

I am 47 years old and live in the Greensboro NC area with my wife and two daughters (12 and 8). At this time, I am not working and steadily running out of cash (cannot afford the next maintenance fee and RCI membership renewal). I hope to be able to get advice on where to start the process of selling my timeshare (Pahio Ka 'Eo Kai in Kauai). Ideally, I am really only looking to recoup my 2008 maintenance fees (about $1000) and of course any fees required to make the transaction complete.

Many thanks in advance for your helpful advice!

    regards,
    Benny

    Hi Benny and to TS4Ms.

I'm sorry for your difficulties but it is pretty difficult to sell timeshares. It was hard before this downturn in the economy. I don't know what you could expect to get for your ownership.

    What week/season do you own?

If you have the 2008 week reserved you may want to consider renting it to recoup your MFs for this year.

Many thanks for your reply. We have an Even year Floating week. I have banked this week (2008) but have no immediate plans to use it (cannot even afford the exchange fees RCI requires).....

So is your MF $500/year every year for the EOY even?

You are selling, or trying to sell, this with no use until 2010 for the buyer as unless they are also an RCI member they will get no benefit until then. That's not going to help much.

If they are an RCI member you can transfer the spacebanked week upon sale for another fee which last I looked was ~ $89.

No - my MF is 100 for the year - 2008 and as mentioned, it has been paid already. The week can be used from now up through 2010 at which time a new MF will be due and another week available. Also, I think the exchange fee is about $149 now.....

          regards

Ok just checking as some EOYs charge the MF 50% annually.

The week can ONLY BE USED if the buyer is an RCI member and you transfer the spacebanked week to them. Otherwise the only one who can use that week would be you or a guest of yours and if you let the membership expire that spacebanked deposit goes with it.

Have you tried craigslist.org? It's free and people have had success with it. There is also redweek.com, vrbo.com and others that have a nominal charge to place your ad. You can place a classified ad here as well.

              Hello again,

What is the best way to determine the costs associated with selling the timeshare?

I sent you a private message with a few closing agents that handle Hawaii timeshares.. Good luck on your endeavor! You might also want to look up Syed on this forum. He's a respected timeshare broker in Hawaii and might have some more specific advice for you. Be sure to post an ad on this site. Other free or low cost marketing sites include [/url], Time Share, Timeshares, Timeshare Resales & Rentals, Buy A Timeshare, Timeshare Rentals, Timeshare Resales, Timeshare Ratings, and Timeshare Reviews, Free timeshare classifieds, Sell Timeshare, Selling Timeshares for Sale, Resale and Rent, and you'll also find a few others if you search for a little while.. Be aware- some of the free sites are used as lead generators for other companies- which may target you if you overprice and don't sell.

Didn't someone here have a thread suggesting that at this time there might be quite a few situations like this, folks who have simply run out of ability to hang on, and that it presents an opportunity for the industry to show a human(e) side?

Have they? (The industry . . has it come up with a way of dealing with situations like this?)

Isn't Pahio now under Wyndham's umbrella?
If so, don't expect any type of "heart" there...
