    I'm considering purchasing a timeshare with Raintree Vacation Club. This is my first experience with Timeshares. We plan to spend most of our weeks at The Miner's Resort in Park City during peak ski season. I have seen a RVC exchange calendar that shows to get a 2 bedroom unit I would need at least a Sapphire and a 3 bedroom at least an Emerald. My questions are:

    With Raintree, is it important that my deed be for the Miners Club or do I just need to make sure the category is Sapphire or higher?

    Raintree members seem very unhappy right now over rising MF and a special assessment that was recently withdrawn but likely to return. Should I hold off making any offers until that is resolved?

    How likely is it to get your desired week if you book 12 months in advance?

    How much is too much to pay for this type of unit?

    Here is an ebay auction for Raintree points based on the Miner's Club. It is an every-other-year membership but it gives you an idea about what is available on the resale market.

      Why do people seem to care who the closing agent is? Is $580 to cover the transfer fee and closing costs a reasonable price?

        Ebay auction comparison

        There is another auction that includes 100,000 points and closing costs paid by the seller. I don't know how to link but I have copied the title below.

        Would this be a better deal? Both auctions are for 50,000 annual points. The Miners club has a slightly lower MF but it would take a long time to recoup the closing costs. My concern with the Cabo timeshare is the difficulty I might have exchanging into one of the ski destinations. If I can book a year in advance, would this be a non-issue? Is there anything else important that I'm missing?
