    Salutations to all here,
    I am an owner at Williamsburg Plantation Resort. Last month, I upgraded to a 4 bedroom. My problem is they just send me an invoice requiring I pay MF plus taxes for 2009, 2010, and 2011. Is this normal? I have not call them yet.

    Perhaps you should call them, usually there taxes are billed in the year following the year being taxed.

      Three years of taxes are indeed highly unusual. The resort itself doesn't have to pay them yet. The County will not set the rate for the 2011 taxes until sometime in 2010, so you do not even know how much they are going to be. They may or may not have even set 2010 yet.

        Welcome to TS4Ms!!!

        I don't understand why Posters #2 and #3 are keying on taxes. Call them now and find out why they're charging advance years fees, period.

          I agree with Spence. I can see no good reason for them trying to get the next 3 years m/f out of you now.
          I can see one very bad reason - severe cashflow problems!! If you hand over 3 years fees and things do go bad .......

            I own in Williamsburg (not at Wburg Plantation) and the taxes are IN the maintenance fees--they're not broken out separately. Do other resorts in Virginia bill for maintenance and taxes separately?

              Many resorts will charge you a prorated maintenance fee for the current year when you upgrade. As for 2010 and 2011, did you attempt to deposit those weeks for exchange? Other than that I can't understand why you would have been billed already.

                I own at Williamsburg Plantation and the taxes are seperated and billed the year after the tax year. I have never been asked to pay the fees in advance.

                    Asking for the 2009 MF's isn't unusual if you have usage of your upgraded week for 2009. At this late date, I probably would have had them stipulate in the contract that my usage doesn't begin until 2010 to avoid paying MF's for 2009 unless I really could use the week for 2009.

                    If you've requested a reservation for 2010, then it's not unusual for them to require the MF for that year either. Some resorts require paying MF's at the time of reservation. Some only require paying MF's in advance if you're wanting to deposit a future year with an exchange comany. A few don't require MF's be paid in advance at all. I'm not familiar with Williamsburge Plantation so I can't say what is normal for them. I can say that one of my resorts which did not use to charge MF's in advance if you wanted to deposit your unit for exchange has begun doing so this year. Their reason was that it had been in the rules, just not enforced, and the amount of deliquincies they had last year on MF's.

                    Requiring MF's for 2011 is very unusual IMHO unless you've requested to deposit that week with an exchange company. There is no other reason for a resort to request MF's that far in advance and I've be very hesitant to pay a MF for 2011 while still in 2009.

                      Maybe this is another Nigerian scam. Instead of the lotto now they are hitting the timeshares.

                      We've had some of that going on lately.

                      I wouldn't pay 2011 yet. There is no need for it yet.
