Trouble Renting out Excess Weeks?

I bought 205,000 more points this summer that expire on December 31, 2009. I had so many points I was able to book three weeks that I am trying to rent out. I know the economy is bad right now. But is it usually hard to rent out your extra points? I listed the rentals on redweek, craigslist, and two other sites I saw mentioned on this forum.

Any suggestions to me?

I might just end up canceling them and banking the points or giving them away.

Don't know, I have 3 rentals this year, 2 get taken. But I have not any pass summer, so don't know what kind of market it is now.

You may want to put all your next year's point on credit pool. It will cost extra $30. But if you can not rent it out before 15 days cancel time, you can always cancel it and deposit them to RCI.

Make sure your price is very attractive. You need to determine what is the min amount you are willing to take for these points.

The rest is pure luck factor. If someone saw your ad and want to rent, you will get it rent out.

Sorry but there are so many different types of points out there I'm not sure which one you are referring to??? Is this 205,000 Wyndham points, RCI points, HGVC, Worldmark etc. etc??????

Renting is definitely hard.

So many seem to do it with ease but for me renters always want to offer very much less than the worth, there also seems to be a group that belong in a middle east bazzar, constantly negotiating lower.

Then there is the time you expend, determing fair value, what to list for, answering enquiries, tracking listed sites and responses.

I've decided no more, I'll deposit to one of the independents and hope I or family can use latter.

If not then the years MF is lost. My rental success rate has been 50% for those years where I've tried. The Cape Cod 2BR week 25 has been tough for us to use the past few years and I've attempted rentals with mixed results, it is a reasonably desired week.

If booked with Wyndham points, canceling and banking with RCI/II may be an option, consider credit pooling some future year points to extend them within Wyndham so you don't wind up with too many vacation opportunities to use.

If you won this summer and they expire 12/31/09, I am assuming they are fall weeks.
Fall is traditionaly a slow travel time and everywhere u look, there are cheapo travel deals usually under $500 for a weeks stay.
Unless u booked San Fransico or ???? - I think at this late date, you are better off putting your points in RCI.

Take the advice of the others about how to manage your points in the future. Since Wyndham has devalued the points even further by not allowing transfer between accounts , you don't have many options .

My rentals seem on target with last year but I have summer Ireland, caribbean winter, Myrtle Beach summer, FL winter...so the demand is still there and renting from me is still cheaper then renting direct.

So you're saying that the best time to try to rent out your extra points is in the summer? How about spring break time? I did book something for spring break time in Pampano Beach, Florida with my next year's points. With the kids playing softball/baseball all summer long we can't take all of the vacation time we would like to take so, I'm going to still end up with points I can use in 2010.

Have you had anything that you tried to rent that rented every time?

I have been a Wyndham owner for fifteen months now and I have learned a lot. Thanks all of you guys and gals here on the forum for your advice and sharing of what you know about timeshares.

It is renters market and renters want bargins and they GET THEM!!!
