What is the one thing you dislike the most about timeshares!
I was contacted by Stephen Kelley from IMG Finance about the marketing and selling of my timeshare and was quite skeptical at first. I went forward with their services and would like people to know they stick by their word and are an honest resale company. If this helps anyone, you're welcome.

Developer changing the rules, it goes hand in hand with maintenence fees, they have too much control. I agree with pretty much everything said in this thread.
I agree with Spence, the developer needs to give up contol after a fixed time period.
Never realized what a difference this would and does make. When thinking of what we own the two that have given up control we love, the other two not as much.

This will definitely give timesharing a bad rap in the long term.
Especially Starwood with their out of control high maintenance fees combined with crazy special assessment fees keep me far away from buying there.
I can't imagine where it will be 5 to 10 years from now.
The fact that few of them are located in urban areas, and those that are, are difficult to trade into. We now live part of each year in two of the non-urban areas that previously attracted us, so that makes the timeshares less useful for us.

Although i voted for "High maintenance fees!" for me it now being able to get a resort book when i want it. Sure people will say, be flexible with resorts and timeframes, but as an non-ts useri wouldn't have that problem.
the biggest problem we have is being able to book in the summer because our anniversary date is May 1st. we are with BG and anything high red cannot be booked for the following summer and there isn't enough time to book for the summer of the same year. I think they should let you use new points as long as you book before you get other new points.
If a timeshare only had maintenance fees when I actually used it, I wouldn't mind. But some years I don't have the financial position to travel...and then paying the fees is just a further drag on my resources.
While I understand that the property must be maintained, it would be nice if, say, you didn't pay the fees on time they would just automatically rent out the space on that week and keep whatever they get for that week.
While I bought my family's timeshare knowing we'd use it year after year, I did buy a three-lockoff unit so that we could exchange some of it and use the points through RCI. That has been a horrible disappointment.
Likewise, my parents bought in Las Vegas under the promise of worldwide vacation possibilities. They have found exchanging their points to be a nightmare as well.
Then they send out promos like buy three nights at Disney for $100 per person and get four nights free. The actual cost when I called? Well, I didn't expect it to be $600 for seven nights for my wife and I, but I also didn't expect it to be the $4400 they quoted me. Holy bait & switch!
I voted Salespeople but also high maintenance is a pain and the whole exchange process in general... and I'm so new I haven't even taken a vacation yet, just trying to exchange my week but it hasn't even been deposited yet
I notice they are quick to want your money, but when it comes to returning the favor and being quick to deposit, exchange, answer Emails, etc... they take their sweet time.
For the salepeople, We are in the same position as SPG900NY's parents. We bought because they painted a picture of Vegas being so in demand we'd be beating people away when we exchanged. Thankfully, we took a relatively cheap biannual so we figure we can recoup our money even if we have to travel around North America and when we're even we'll get rid of it and cut our ties with Berkley
Do you think the exchange ops on this site make that particular complaint far less common for TS4Ms members simply because it's a more educated consumer base here?
