  • Cape Cod Timeshare Question



    I was just offered a timeshare on the Cape in Dennisport called Edgewater Beach Resort..Has anyone ever been there? It looks beautiful and seems to be on the beach. I am looking for timeshares on the beach.


    Prefer beaches on the Cape, down South-Florida, the Carolina, in Virginia Beach, and in Maine...

      I will have to figure out how to go about it becoming mine
      Not sure how to transfer it
      Not sure if I need a lawyer etc...
      I recall reading on one of the posts that someone in this forum does it for a discount

      Do you know any of the above??

        I was there a few years ago for a TS presentation. It is indeed on the water.

        I know there have been some legal issues with that resort. Do a search on this board to see if you can get the details.

        Also, what season is the week? Make sure it's one that you would be happy to use year after year. Unless it's a summer week, you might have difficulty exchanging it. And it may be extremely difficult to get rid of when you decide you've owned it long enough.

        Get as many facts as you can before you agree to take it from anyone. It may not be as great a gift as you think it is. Good luck and keep us informed.

          Due diligence is still important even when the timeshare is free. You are still committing to never ending maintenance fees. Call the resort and ask whether there are any special assessments currently scheduled. Get the owner to call them and give their permission to confirm that the account is up to date. Consider timesharetransfer.com to handle the transaction. I have used them several times with excellent service and no problems both as a buyer and a seller.

              As someone mentioned in that thread, there are a lot of posters on that thread with less than 5 total posts, many with only 1 or 2. I found this and this which are the resort's version of things. It seems like the Massachusetts Attorney General's office could easily confirm what the resort is saying.

                I have looked on line
                also read old posts here by doing a search
                from what you emailed me it seems that much has been taken care of

                I recall this occuring with another timeshare
                but I am fuzzy on details

                Thank you for helping me out

                The person emailed me again to say she has the deed and all the paperwork
                I will call the resort and talk to management

                  is it a fixed week? If it floats, find out about the process to reserve your week. If its fixed and it's not between June and September, think about it long and hard...

                    Hi All
                    It is a Float week. Great suggestions from you and I am following up on them.
                    I just called Edgewater Beach Resort, the gal was lovely and full of info. No assessment they are trying not to at this time. Maintence fees are covering all. The float week is good for Weeks 1-20 and 41-52. I would be willing to go in May or even October so that would work...RVI is the management company. I told her I read that they have had past problems she agreed and said things are much better now.

                    Keep your thoughts coming as I am gaining more and more knowledge through this process.

                    The person offering me the timeshare is gathering her file on Edgwater, going to read it and email me back.

                    Will keep you up to date.

                      I live on Cape Cod and if it is beach you want to use I would not even consider week 20 let alone week 41. We still had our heat on on May 15, which would be lone of the later check in dates. Week 40 is October and the weather can be quite cold and wet here then.

                      I read you live in Connecticut so you know how New England can be.

                      There is a reason this person is giving away the unit...could it be that reserving a week 20 or 41 (the most desirable of the weeks available) is difficult? I believe this is "white time." Being white time it would not be the best of traders either.

                        Thank you for your thoughts on the cooler weather. I have only been to the Cape one time. That was in August a number of years back. The timeshare looks as if they are getting it together but if it will not trade well then it would probably not work for me..Plus if I went in the cooler weather I doubt it would be as much fun. I was trying to find a time on the cape that would be a nice time to go and not too crowded...

                        Appreciate all of your various ideas and knowledge from being TimeShare owners.

                          If it were I looking for a Cape Cod timeshare to use for both personal use and trading I would look for something between the weeks of 26 and 33...34 at the latest.

                          We've had snow in April and oftentimes it is quite cool until Memorial Day. After Labor Day it slows down on the Cape and by the first of October it can be cool (sweater/sweatshirt) during the day let alone the evening.

                          The Cape has become a more year 'round community than when I moved here 22 years ago, but still many resturants go on reduced hours after Columbus Day.

                          The person "giving" you their week is doing so for a reason. Is it that the unit does not trade well or is it that the weather is not condusive to an enjoyable vacation? It is difficult to sell in this economy and remember the fees go on forever.

                            Do you know anything about The HollyTree Resort in West Falmouth? It looks nice but not on the beach...

                            Maybe I need to look to Virginia, Maryland and other beachs too!!!

                            Anyone out their have suggestions for other northern beach towns to buy a timeshare???
