It is cash and precious metals, although I would also like to add another rental house or two if I can figure out what the real estate market is going to do. I think there will be a rise in foreclosures and loans will get harder to qualify for, and that might make it a buyers market.
We kind of left the stock scene back in 2008 -09 and went real estate. I did get some gold and silver Eagles over the years but geez, I know what you mean regarding gold and silver prices. The premiums over spot are ridiculous. American Eagles in gold or silver are way over spot.

I think that small multifamily units will weather the downturn pretty good. Medium income type rental homes should do well too. High end stuff and condos will likely take a beating. This forbearance dealio will kind of stall out many deals is my guess. Even so, I wouldn't say no to another rental.

Now, it appears a Las Vegas casino owner is giving away free one-way flights to Vegas to get the crowds back.

One way return flights would be better.

Fingers crossed on a July vacay and that DH can fly here. sigh
Well, the June vacay is cancelled. Puerto Vallarta ( Jalisco state) and also Nuevo Vallarta ( state or Nayarit just expended their Stay at Home orders. They will open the tourism sector last! Some restaurants have opened, Beaches remain closed. That July vacation is looking dimmer, the numbers of cases are climbing in Mexico and expected to rise higher with the opening of things. Apparently, the next 2-4 weeks are critical, noncompliance with precautionary measures like masks, no gatherings have not been adhered to so as stated it would extend out lockdown in Mexico and it has.

We originally wanted to go to Nuevo Vallarta next winter but decided on Cabo because of the supposed second wave of covid 19. If the second wave hits Mexico I think the more populated states will have more problems than less populated areas.
