I've been contacted by Frank Winters of West Palm Beach Resale Brokers who supposedly is able to resell a timeshare, and has a buyer making an offer. They have sent me a contract to sign which says:
"It is expressly understood that the Agreement is guaranteed for the sale of Mayan Palace Resorts for the price of $25,900.00 USD that can be used one week, every year providing the new owner pays the corresponding maintenance fees associated therein."

Who offers anyone money out of the blue? Is this a scam? I really hope it's not, but can't believe it to be real!

It's a con. A real contract would have the buyers name and address on it. I suspect they want you to send them some money for escrow or some other unusual reason. If you do, the deal will fall through and they will not want to talk to you any more.

Another clue is the astronomical price quoted. High prices tempt the greed in all of us to jump for such a deal. IMHO the Mayan Palaces are unsaleable if they have the 10% of original price transfer fee.

This is a very old scam. They'll ask for closing costs and associated fee's. If you give them any money, you'll never hear from them again. If you tell them to take the funds from the proceeds of the sale, you'll never hear from them again. Heck, tell them to take double what they'll want to charge you from the proceeds of the sale once they refuse the first offer and see what excuse they come up with for not being able to do it.

It's a scam preying on those desperately wanting to sell. Don't fall for it.

Yes it sounds like a scam

I was also contacted by West Palm Resale Brokers. I went through the entire process until they sent me a SAT FORM saying I needed to pay Mexican taxes prior to release of the escrow. I contacted my timeshare sales office and they said that is not correct and that any taxes are handled at closing, just like American real estate transactions. Man, I almost messed up bad. Glad I did my research.

I could not find any real estate license for this group. If you feel you have been scammed, take action and file a complaint with the state of Florida.

The link above will take you to the complaint form for the Florida Department of Business and Profressional Regulations where you can file a complaint for unlicensed activity, which is a felony in Florida.

This scam seems to be gaining momentum- so taking action against the scam artists quickly may help to stop them once charges are filed! The roaches tend to run for the shadows once the lights are turned on!

Sure sounds like a scam to me. I do work with Seniors Vs. Crime in Fl. We are a special project of the Fl attorney General's Office. This is very typical of the complaints we receive when dealing with timeshare resale fraud. A new twist to this scam is particularly disturbing. You are told there is no money up front and you will receive a cashiers check in the mail for full settlement. However, the deal is not complete until you deposit the cashiers check in your bank and return the fees. The fees usually run one to two thousand dollars. After a few weeks, the cashiers check bounces and you are out all the money. Good luck on getting it back.

During the month of December I was contacted by Frank Winters from West Palm Resale Brokers, offered us $13,500 for our timeshare at Sando's. I said he could go ahead and sell it , however I was not paying a cent and if he could sell we would welcome the cheque with 5% cost. He assured me that we did not need to pay any money upfront. Great deal or sounds like it. Sent info to him and a few days later sent me the SAT form...I knew that when we purchased this timeshare that taxes were included. I only assumed that he would look after whatever he had to do as I had checked him out and saw no one with anything bad to say.

I followed up with this Franko and low and behold...he picked up his phone and hung up and I called again and he did the same. I called back for the 3rd time and wow what a surprise a fast busy signal...that meant see ya. Sent him a few emails saying how disgusting he was and put him up there with the rest of the scammers of timeshare owners.

I am one of the lucky ones...never was I going to give money. Do not ever give money to someone who wants to sell your timeshare.
