  • Potential timeshare scam by North American Liquidation Group

This one should be funny, as it is one of the most poorly crafted documents I've seen- however, evidently it worked.. I redacted the timeshare owners name, but otherwise the document has not been edited. The name which still shows is the name or alias of one of the individuals involved in the scam.

There are a few notable warning flags that timeshare owners should always consider when reviewing a purchase and sale agreement. I'm sure some other forum readers will also point out a few things!

    Poor overall grammar..
The document does not contain any company information..
The document does not contain any buyer information..
    Inflated price..

got them on the hook now

I have this exact same guy right now. Anything we can do for us to catch him. The sad thing is he screwed up and put my guard up by saying he was getting us double what we paid. Then his closing agent just called us 3 days ago and said he sold our property with a 250% proffit margin. He is calling me tomorrow and I was wondering if we can set a trap and catch this guy? Any suggestions?

Time share scam North American Liquidators.

They contacted us this week. Received the same Intent to Purchase Agreement, with additional language after the second sentence of last paragraph. They require a wire a transfer to an escrow account, which made me initially suspicious.

        wow

He called us back, the other day Jon Bernstein said his escrow person was David Case, well David Case called us today and he had it sold for 30,000 more than I paid for it. David Case called my cell and still thinks I am wiring the money. Before I laugh in their face I would like to know if anyone knows someone to call and report this. Is there a way they can be caught?

You can try contacting your local authorities, as well as the attorney general for your state.. However, as ridiculous as this may sound, in your specific instance you may find it is difficult to get anything done since your own common sense averted the crime.

The other thing you can do is google to discover who the escrow regulatory agency is in the state where the company claims to be located.. Since you have stated that they claim the funds are deposited to escrow- this may be a means for authorities to prosecute them. In Florida, the Florida Bar strictly regulates how attorneys manage their trust accounts and the Florida Department of Banking and Financing oversees how title companies handle their accounts. The State of Washington Department of Financial Institutions has also had some success fighting some timeshare escrow scams using this tactic.

There might also be a wire fraud case that the FTC may pursue.

Embarrassed, I want to say that I wish I had found TS4MS two months ago. It has cost me ~$20000 to learn my lesson. Luxury Property Management, 2711 North Haskell Ave, Dallas, TX (214) 736 9553; and Alliance Closing Services, 225 Union Blvd, Lakewood, CO (303) 954 4331 are running a scam together. LPM offering to manage purchase weeks of timeshare at my resort with a 'ready buyer'. Roped in, you are next contacted by Alliance Closing Services and told to International Wire maintenance fee/weeks, then the Mexican Taxes 16% +3%, then commission 8%, and closing 6%. They got me for 50% of what was promised back to me. I have filed complaint to BBB in Dallas, TX and Denver, CO. Filed also with IC3.gov. Hope this prevents others from being taken financially by these type of people.
