Ok here it is. I sell Timeshare, as the name says. And truth be told, you get what you give. 99% of the families I see are coming in out of pure GREED!!! They say "Hey lets go in and take em for all we can, we can sit through 90 minutes for a hundred bucks". Everyone that comes in thinks that. It's their greed for the "free gift" that brings them in and it's their greed that makes them buy! I am so sick of hearing people whine about how they got taken at a timeshare resort. You know what, I explain EVERYTHING that must be paid and how EVERYTHING works when they're with me. If they don't pay attention and still buy, it's their own fault. I mean this is not small amounts of money we're talking about spending. Pay attention to whats going on. Does timeshare work??? Yes, IF YOU VACATION!!! If you don't vacation, don't buy it. That's what I tell everyone I see. And what bothers me the most is that the people that complain about the timeshare presentations are the ones that keep going back time after time after time. And honestly most that come in are broke and couldn't buy if they wanted to. They lie to get in and get the free gifts and then laugh on thier way out for getting the free gift. But what they don't know is that their sales rep is laughing his butt of with the other reps making fun of their broke butts as the walk out the door. If you don't want it don't be greedy and sit in my chair... Period!!!

hee hee.....this should be fun.
Most of us regulars at this web site don't buy from the developer or slime sales people like you represent yourself to be.....in fact most of us are the one's laughing at the lies being told by your type when we go on sales calls. Why are we there......to get information and some entertainment.....and your little gift makes it worthwhile....thanks. The only whining I am tired of is the sales slime that cries that I wasted his/her time, never intended to buy, and that I was only there for the free gift. Don't offer the gift if you are going to whine about giving it away.
Oh and thanks for the information.....now I will go buy it resale for about 10 to 40% of what you were trying to charge for it....that is if your resort is worth owning and the maintenance fees are reasonable.

Hey, I love to mess with timeshare salesmen, and miss it when I am home. So thanks!
We own five weeks on Hawaii, four at resorts that we toured and loved but would not pay the developer price. We could have afforded our $40K Shearwater from the salesman, but paying $11K on the resale market was SOOOO much better.
You are a cynic about people and about your job. No way are you happy doing what you are doing for a living.

I don't whine about anything. I love my job and I love the people that I help. I just hate coming to these sites and hearing people gripe about what happened to them on a presentation. Timeshare is now regulated by the real estate commission and most if not all sales reps are fully insured. We've had some truly horrible liars in our business at times but if the customer asks questions those lies are always brought to light. I HATE LIARS that give this business a bad name. But people have to pay attention when they're there. BEFORE THEY BUY!!! When I'm with a family Im truthfull and if they vacation this works and thats what I tell them. Here's what it boils down to. If you don't vacation, you should not become an owner. YES!!! Your maintenance fee WILL go up, you want it to. Because the cost of Tvs - Refridgerators and everything else increases. Are there bad resorts??? Yes and there are some incredibly nice ones too, check them out before you exchange for one. Here's my advice to all my families: KNOW BEFORE YOU GO!!! If you have internet you can check out virtually every resort on the planet and know what it has to offer before you leave home. Be smart. And Please, Please, Please, Please, Please, Be honest with the sales rep. Most will truly try to help if they know what they're fighting, If someone tells me they just don't think they can afford it, I show them the least expensive thing we have that will help them vacation away from the hotel. Just remember this is not supposed to take food off your table, if it does, you shouldnt buy it.

Well you must believe you found a soapbox to make you feel good by knocking other people. The fact is that you really don't care about the customer, you just greedily want the commission. Do you really expect us to believe that you give a totally honest presentation to your prospective customers ? You lie and tell partial truths to make what you are selling to sound better than it's worth. You have to or you wouldn't sell a damn thing. Developer prices are way to high because they pay you too much money and give away a lot of money in gifts just to bring in victims. You have come to the wrong place to make yourself feel good. Go back to work tomorrow and try to con some people into thinking you have a bargain- maybe you will get lucky and get a senior citizen with alzheimers.

Wow! You are a rare breed...an honest sales person, who only cares to help his customer, I mean you don't care how little your commission is, right? so you will sell your mark, er, customer, something that "fits", right?
You even applaud it when the customer decides that what you think is "perfect for them", just really isn't perfect for them, or their budget! You really respect a person who has a clear sense of how they want to spend their budget and vacations!
I want to thank you for bringing your philosophy here to our forum! I am sure there are many in your industry who won't appreciate your sharing here with us....but for us, well, I have to tell you just how impressed I am by your "open" and "helpful" attitude.
So, your company offers us a gift to spend 90 minutes....and we are told it is no strings attached, no obligation, and definitely we are not obligated to purchase....so I am soooooo happy to know that you agree with that offer by your company!
Oh, and when we are "smart" enough to "purchase" the "economy" model, you really appreciate that, because we don't line your pocket of commissions, but this customer sure helped you stay in the "pen" and add to the quota number to boost up your spiffs! So, you are always grateful, no matter what, right.Life is short, live it with this awareness.

We love our timeshares and have bought each one from the developer but we have used them every year so got our monies worth. Over the years, I have had some managers of these resorts asking me selling for them because I love these resorts and the vacation industry in general but I couldn't do it with a clear conscious knowing that people walk out of there and have lost over half of their money. Selling resales would be a much more satisfying job because you know that buyers are not taken to the cleaners. There has to be a better way for this industry to sell timeshare condos.
What is your answer to this and do you have a solution to this problem?

We should actually all be more appreciative of the salesperson working for the developer. Just remember, if the developer didn't sell the unit in the first place it wouldn't be available later on the resale market
Let's, just for a minute, assume that the sales person does actually tell the truth. At no point does he claim to tell the whole truth. He can explain the pro's and con's of ownership accurately and how exchange systems work. He doesn't have to tell people that they can purchase the same unit cheaper elsewhere, any more than a car salesman would tell prospective customers that another dealer is offering greater discounts, or somebody working in a designer store would tell customers to wait until the end of season and purchase in the sale.
If, and I accept it is a big if, people are given information which is accurate and then agree to the asking price they really do have little ground for complaining after the event. I spent nearly $4k on a camera last year. If I had waited a few months, or purchased over the internet, I could have saved money. I chose the way I purchased. Should I then complain 6 months later that I was robbed??

I like many of the other folks here are a little confused, you say you hate coming to sites like this and reading about all the bad stuff that folks have to say about TS reps. What did you expect!!! You came to this site and your first post was kind of confrontational. You took it upon yourself to start off by calling us all a "greedy bunch of whiners". This is a great bunch of people here and if you took the time to start off civil you would find that we can be very accepting even to a TS rep!!!
Look, we all know that the gifts and stuff are all calculated in to the bottom line. If it wasn't worth it for you to give them out you wouldn't so don't go crying when people accept them. If you have a problem with the type of folks you get to see you should take it up with the people that make the appointments for you. From what I have seen they go out of there way to get people to "take the tour". I have several time told these people that I was not really interested and that I would not be buying and they always say "That doesn't matter, we just want you to come to the tour!!".
And as far as TS reps telling the truth, I am sure that there are many that do, and you may well be one of them, but, I have also caught many of them in flat out lies and you know that as well as the rest of us.
My advice to you if you want to have a dialogue here is to pick a new user name and start over, and try being a little more civil. If you have something to say the group will listen. But starting the way you did I think that the responses you have received so far are just about what you could expect.
Our rules here are that we aren't supposed to attack each other so I am sure that I speak for many of us when I say "HAVE A NICE DAY. BUTTHEAD!!!ken H.,Ballston Lake, NY
