We are waiting for our deed almost a year now and we bought from the Marriott direct. Some States are very slow to record or whatever they have to do.
We sold our Marriott (MDSV-I) in Palm Desert back to them last April too but it is still in our name so we are using it next week with Marriott's permission.
If Marriott takes this long, I can see why other companies take longer yet. It's really not the Marriott but the blame is with the government agencies because they do not work fast. Bureaucracy at it's best. JMHO.

Well, I'm aware of those situations, however when the paperwork never leaves the office of the closing agent, they have the wrong deed information, the story keeps changing, they have the wrong season down,they don't communicate what is going on or keep track of where they are with my exchange and to top it off...I'm paying for this service!

IMHO,I have no ill feelings for turning these kind of businesses in to any agency that will listen to me and I would have flown right into their office in Vegas to get a refund, if needed be.
I have finally thrown in the towel on believing that the Marriott shadow ridge EOY i purchased will materialize. I have heard literally every excuse, cept the dog ate it, through Solutions in Time(and other aliases).I purchased this on ebay almost 5 months ago.
Calls to the office, emails, still more excuses.
I have contacted ebay. Sent a report in to the BBB and fortunately( i think) Discovercard is putting a temp reversal of funds until this is resolved.
Just wanted to make those aware that may be considering doing business with them.
Even though their feedback looks fairly good, they have had 39 complaints submitted to the BBB.
Do you mean "Timeshare Solutions" instead of "Solutions in Time"? If you are dealing with the first company or with some of their aliases, then I wouldn't be surprised that you had trouble getting a deed. You are dealing with a company that takes advantage of ignorant timeshare owners as they paid a big amount to rid themselves of a timeshare they no longer want and then this company collects a little more money from the next buyer again through an auction. I feel sorry for the old or ignorant timeshare owner they took advantage of. JMHO.
There are times that they don't even take title and let the next purchaser worry about trying to find the seller but I wouldn't expect that with a Marriott Shadow Ridge. They seem to do that with questionable timeshares only so they don't get stuck holding the bag.
Northing surprises me anymore in this industry. It is full of sharks and shysters!
I am curious if you get any satisfaction from the Attorney General. If you bought from Timeshare Solutions, it is time that they investigate them as well. I hope they will.
I believe both of the companies you mentioned are one and the same. When I submitted the BBB report, both those names were listed on the other 39 complaints/cases.
They sell a lot of timeshares on ebay and overall they have a lot of positive feedback. However, if you leave positive feedback, which many do, before you see the deed, its not much of a representation.
Yes, very sad for those that don't have any knowledge and pay to sell these things. These Forums have at least helped many others.
Other resale purchases I have made had some dumb stuff with closings too, but nothing like this has been.

Well, I got a few fancy letter's from the attorney General's office,that they received my complaint, but thats been it, for quite a while now...
Meanwhile, I thought things were getting better since my first call to Marriott, they said "all looked good,60 days". The second call, "we need 2 more weeks to process". The 3rd call, "oh no this is held up due to Timeshare Solutions sent us the wrong deed..."
Oh, low and behold, I never received any tax information and the taxes were not paid for on time, thus PENALTIES...
One day, I will be floating in a Marriott pool.

I am quickly approaching 90 days with this outfit on an Ebay purchase. A few days ago I emailed that I was well aware that I had 90 days to leave feedback and was watching the calendar. I verified this outfit "owned" this unit rather than a POA before I completed the transaction. There is absolutely NO reason they couldn't have signed a deed upon payment and forwarded it on to the recorder.
I would be very surprised if any recorder in the US is more than a couple of days behind. This "we are waiting on the recorder" may work with others, but it doesn't work with me. I've been to the recorders office. It is more likely they've never sent the deed.
This "closing company" in my opinion, is completely incompetent. If a closing company in Ohio behaved this way they would be shut down in the blink of an eye.
So, if I don't have the deed by the 89th day, should I leave nasty feedback? Do you think I would ever get the deed if I did?

P.S. The timeshare industry has its share of horror stories, alright. But armed with good information, you can make a sound TS purchase for many years of wonderful vacation memories. I've owned for over 25 years and can't imagine having the opportunities I've had in travel w/o timeshare ownership.

This thread is a good example of the many problems with using out of state closing companies. Often, you can find an attorney or real estate broker in the area where the timeshare is located who will handle the closing for about the same price, and is a much safer entity to use.
Many of these out of state closing companies are also breaking the laws of some states in handling closings there. The North Carolina State Bar a few months ago issued cease and desist letters to many of the out of state timeshare closing companies.
You should always insist on choosing your own firm or individual to handle closing.
I agree with Steve on this one. If you are paying the closing cost then you should choose what company closes. Many of the recent Ebay auctions have had artificially high closing costs and the sellers will only go through these companies. I reduce any bid I make accordingly.
My wife and I just purchased a membership to GRN when a friend of ours (who has his own Travel radio show) introduced us to it.
We are ones to do a lot of research on comparibles. Whether it be homes, vitamin supplements, travel sites, you name it! We're always looking for a great deal.
I wasn't trying to come across sneaky... but I REALLY am interested in the timeshare business exchange. I want to learn all about it as I am realizing that almost everyone I know has had an experience (good or bad) with timeshares. I didn't realize the popularity!
Now listening to horror stories...I'm confused. Can you please sell me on the benefits of owning a timeshare?
Especially knowing now that there are other options out there.
