    Below is a link on Tug about timeshare Closing Services and a copy of my post on this Threat.

    My dealing with TimeShare Closing Services have not been good

    I have dealt with Timeshare Closing Services 2 times. Both transactions have not been done to my satisfactory.

    The first one was for a bid on Ebay for a 2 bedroom Red week in a Resort in Wisconsin. It took 7or 8 months to get a closing done. The reason (so they said) was that the owner had 2 weeks. One week was a Red week. The other week was a White Week. The owner gave back a week to the Resort and sold the other on Ebay. When it came time to close, I found out that the week on the copy of the Warranty Deed listed the White week not the Red Week as they week I was buying. Only because the Resort was willing to give back the Red Week and take the White week did the deal go through. Of course, the trading power was reduced by 7 months.

    The second transaction was cancelled yesterday because they did not have the week to sell.

    The Ebay ad was for a 2 bedroom red week at a Resort in Florida. I will call it Resort A. The Name listed, the address of the Resort, the Maintenance Fee amount, the pictures of the Resort all showed it to be Resort A. When I got the copy of the Warranty Deed yesterday, I saw on one line of the Warranty Deed stating the Resort commonly known as Resort A which was correct. However on the very next line of the Warranty Deed, they listed the unit as unit 616 at a resort I will call Resort Z. How could a Closing Company not know something was wrong when doing the Warranty Deed?

    Since Resort A didn’t have a floor over 4 stories and no unit higher than 411, I knew something was wrong. I called them and got this Story.

    I found out that the person selling the week had ownership in both Resorts. The story I got (And I do think it is a Story) was that they called the wrong Resort and got the wrong information to put in their listing on Ebay. And they would be willing to sell me the week in Resort Z for half the amount I would have paid for Resort A. It is my view, since I know both Resorts, I would NOT take the week in Resort Z for 'Free." I am waiting for a full refund. I found out about this deal yesterday and will let you know how long it will take to get the full refund.

    Do keep us posted. I would expect you to get a refund quickly, they seem pretty concerned with feedback and customer service.

    I have never had a serious problem with them, but they do a volume business and the papers do need to be carefully checked. Lucky for you that you caught the error.

      Walt...The first situation sounds like a complication due to the owner/seller having two weeks at same resort. Maybe they didn't communicate the details properly to TCS. Many folks don't even know what they own if they bought t/s a long time ago and never stay there.

      The second problem does sound like TCS should have caught it earlier. But I think/hope they'll do right by you. I'm having my first dealing with them having purchased something for a buck on Ebay about a week ago. They have been very responsive with emails and I even got a phone call from someone there, just checking in with me. They have that 100% customer satisfaction guarantee in print, and large print, so they must take pride in it. I'm hoping to close fairly rapidly as my use starts with 2007 year and it's a floater in Mexico. Crossing my fingers it will all go "muy rapido"!

        Carol,

        I wouldn't buy anything through them expecting "muy rapido." BUT, they are very good about making reservations once your $ is in escrow, you shouldn't have to wait for closing for that.

          My money ($1 plus $299 closing fee) is already paid, so how long does it take for that to move into escrow? Should I be calling them this week to hopefully request a ressie for Nov/Dec in 2007? (Christmas is excluded as is New Years, but Thanksgiving is allowed so I'd like to try for that one asap.)

              You should be able to call them now if the payment has been received. They will want you to Paypal them the MF fee for the ressie. And if Emmy calls again, I will be glad to tell her you are buying her a drink

                  I have an open escrow with them since last July. They pretty much suck. You can NEVER reach a human being at that company. You only get Voicemail and that is if you know the number of the person who is working with you.

                    I cannot figure how they stay in business. They are slow, sloppy, they don't seem to care and they are error prone. Two closings with them and neither was satisfactory and both were painfully slow.

                      I think they stay in business because they are tied to eBay sellers that get their inventory from questionable sources.

                      I'd like to challenge these companies that force you to use the closing company of their choice, especially in Florida. I think the closing and title company are supposed to be separate entities.

                        Should I want to bid on something with Timeshare Closing Services specified, I think I will contact the seller and tell them I will only bid if they close through someone else. If they don't agree, perhaps they will get the message.

                          Here is my experience so far:

                          I thought everything was well and good with a timeshare I bought last year. I received my deed, resort recognized me and allowed me to make my reservation, thought it was a done deal until I received no tax bill in November. I was told my physical address was used versus my mailing address and it would be corrected. I then tried in December to get TCS to get it corrected with no progress. Well at the beginning of January I called the Tax Assessor and found out they have no record of me. I then called the county and found out that my deed is in a "Problematic Timeshare File" and that TCS was sent 3 notices with the final one mailed out in December notifying of the problems.

                          The legal description on the deed is incorrect and so it will not record, plus VIN has not paid the 2005 taxes on the property, nor did they submit a correct recording from owner to them. The legal description on my deed has portions of descriptions of 3 different timeshares in it making it incorrect. The tax assessor' s office was even kind enough to send TCS the correct legal description but has received no resonse.

                          I had gotten a live person at TCS and explained the situation and she said she would have to pull it out of archives and get back to me. Since then I have heard nothing from them and I just get their voice messaging system. The tax assessor' s office told me not to pay the taxes until this is cleared up because it is still in the original owner' s name!

                          I am now pulling out each and every deed and will request the legal description from each county to make sure all of my other timeshares have recorded properly!

                          *I have sent 4 or 5 emails to VIN and received no responses from them either so I will now have to contact a darn attorney.

                            Diana,

                            You've had a tough year with timeshare purchases. Hopefully, you'll have better luck in the coming year.

                            The only time I've had trouble with timeshare closings is when I've won eBay auctions.

                              Better yet tell them you require a closing through professionals who are properly licensed in the state where the timeshare is located, and if the eBay seller wants to quibble about that you will make a formal inquiry of the Real Estate Commission of that state as to whether they can require you to use an unlicensed (for that state) closer. Most of these eBay sellers, I suspect, would not want that can of worms opened on them, so they might start backtracking fast. In North Carolina, the eBay seller himself (unless a bona fide owner, not including a flipper) would be treated as a ''developer'' subject to state licensure if he sells a timeshare located in North Carolina, and I would just about bet that none of them are licensed.
