Problems with TimeShare Closing Services!

    You are actually lucky that the state involved actually reviews such matters on deeds. In North Carolina, they do not. Essentially, if the acknowledgment (notarization) is correct, they do not even look at much else in the Register of Deeds office. Most timeshare deeds prepared by these out of state closing companies that I have seen in the Dare County, North Carolina Register of Deeds office deeded timeshares from individuals, are not valid to pass good title. If you have to deal with such a company, I would at least insist that a licensed professional in the state where the timeshare is located prepare the deed.

    It is really amazing the errors these closing companies make, including describing the wrong resort, failing to list the week and unit number, using a corporate deed form for a conveyance by an individual, leaving out necessary information, and others. While one of these closing companies might get it right for a transaction in their own state, a buyer is playing with fire using one for a state other than where they are located.

    In many areas, you can probably find an attorney or realtor who will handle the closing for close to the same price, and you will know you will get valid documents.

The tax assessor' s office was even kind enough to send TCS the correct legal description but has received no resonse.

    I had gotten a live person at TCS and explained the situation and she said she would have to pull it out of archives and get back to me. Since then I have heard nothing from them and I just get their voice messaging system. The tax assessor' s office told me not to pay the taxes until this is cleared up because it is still in the original owner' s name!

    I am now pulling out each and every deed and will request the legal description from each county to make sure all of my other timeshares have recorded properly!

    *I have sent 4 or 5 emails to VIN and received no responses from them either so I will now have to contact a darn attorney.

        I had 3 closing with them, 2 purchase and 1 sale. The closing was done in a timely manner but they do make mistakes. They do not seem to read the contract carefully.

        In one of the purchase they made a mistake on the MF for the current year. It was the seller's reponsibility.

        In the sale they make errors in the accounting and I was short a few hundred.

        Both problems were correct right away. I also did not have problem reach some by phone or email.

          For Your Information

          I got a call Wed. from Timeshare Closing Services. They told me that I would get a check on Friday for the total return of my money. I got the check today (Friday).

          Because the Deed was recorded, I need to sign back the wrong Resort's week back to them.

          Timeshare Closing services said they will get back to me in the future with a 2Bedroom Week at the Resort I wanted to buy. I will let you know if they do.

            That's great to hear Walt. At least they have a money back guarantee. That I like. I guess if they are always willing to do it, I may be willing to go with them for the right deal.

              Good luck with Timeshare Transfer

              Bought one and sold one through Timeshare Transfer. Seamless, professional and speedy. I would give them a two thumbs up from my previous dealings and from other tuggers who have given them props in the past.

                Resort Closings Inc.

                I had similar problems with Resort Closings Inc. Go Vacations were selling two units from the same resort , at different times. They completely messed up the descriptions of the two auctions. Resort Closings didnt catch it either. To this day we are not receiving the points value that the unit was supposed to be worth. When the firms were questioned they were evasive, argumentative and said that their "corporate lawyer" said that they were OK. I dont think that they were intentionally misleading, just sloppy.

                    You sound like you are singing my tune about Timeshare Closing Services (TCS).

                    I bought 2 Timeshares from a timeshare reseller on ebay in early August 2007, paid immediately by PayPal, and then began the long, ardouous process of getting final deeds!

                    The seller was EXTREMELY responsive in trying to assist me in getting the closings.

                    After multiple emails and phone conversations with a supervisor at TCS ( in which she finally admitted they were "very short-staffed") and threats to go to the owners of TCS, I got both deeds by last month, however they used my office address for the record on one of them and I am still awaiting a corrected deed!

                      A professional escrow company should be able to respond more quickly than they have. The only reason that I can see why they haven't is 1. they aren't licensed and trained real estate professionals 2. they just couldn't care less because they already have your money. I suspect that you are the victim of both 1 and 2, as the fees collected are very small, the people working for you do not make much money and therefore are less than motivated to do anything quickly and professionally for you. Indeed they do not need to be licensed real estate agents to do escrow, there only needs to be one broker involved and he or she need only review and signed the deeds/contracts and again because the amounts of monies are small so is your deal and hence the amount of time and expertise that will be given to it is again small.
                      My advise, take the week back or back out of the deal completely and sue the company in small claims court to recoup your fees, unfortunately most of these companies are PO Boxes with multiple names so when one name goes out of business it just reopens, same PO Box different name.
