  • Timeshare sale question....

Hi, I am new here and I have a question. Has anyone out there had any dealings with a company in Huntington Beach California by the name of Escape to Paradise? Please let me know. This company resells timeshares and we want to sell ours. Also can anyone suggest someone who does sell and is reputable? thanks

Welcome to TSFMs. The golden rule of reselling your timeshare is never to pay an upfront fee to an agency. You can list your timeshare on Ebay or here in our classifieds section. A number of people also have had success at Redweek.com.

Hopefully someone else will come along if they have info on this Huntington Beach company.

Craigslist is free as a few other websites are. Alittle research should help you find those free sites.

I have sold about 20 of our old timeshares and have not used a resaler.

I and other owners IMHO in most cases know more about their resort through our personal knowlegde than most resalers do and can answer questions in most cases better and quicker that relaying information through a thrid party like a reseller.

        I'm sure Syd meant TS4Ms.

        RUN....................
A casual call to this company telling them that I had an Aquamarine Villas 1BR HIGH Float every year yielded the following:

Hey, we just sold Southern California Beach Club, right down the road, and we can sell yours. It should sell for $25,000 to $30,000, you should price it at $28,000.

We are one of only two companies licensed and bonded to sell reale in California. We get the people in just like when you bought it new, that's the only way to do it. We give them a Disneyland Package. We get them in the showroom and we'll show your property to 40-50 people a night, Let's start tonight! The buyer pays all closing costs and my $1000 commission.

But there's a 1BR every year on your site for only $10,000, how are you going to sell mine for $28,000.

Oh, it's probably every other year.
No, that's not what it says.

Oh, it's probably not got a good location or the owner really wants to sell.
OK, how much is the Marketing Fee.

        $499.
You'll find one like I asked about on TS4Ms classifieds for $2000 and it's a great deal, right philsfan? It hasn't sold, been there for awhile.

Boy, would I like to get $28,000 for mine!

          Oh wow!

They Have a Powhatan Week 3 for only $30,000
(it won't sell on eBay for $1)

Also Powhatan 30,000 points for $60,000
(since points don't transfer, I'm sure they're getting a lot of calls on this one).

Tinkerbell, I hope you come back before you plunk down $499, you didn't leave an email. I'm wondering, you certainly did post in the appropriate forum.

              Thanks for your help....

Well I guess we made a huge mistake cause we DID get involved with this place in Newport Beach, called Escape to Paradise and needless to say I think we have a lost cause on our hands. My husband bought this timeshare in 1997 and was supposed to be ONLY for 10 yrs. He said at his age he didn't want anything for longer than that. NOW 10 yrs later Royal Holiday ( the club he joined ) says it is a 30 yr contract. So looks like now we are going to have to get a lawyer involved to settle this...ugh! We would give this membership away just to get it off our hands....what a mess! Thanks for your answers...I appreciate it.

If anyone has further advise to give us please feel free to email us at

              tinkerbell21956@yahoo.com Thanks

If you do not owe any money then I would not spend much money on a attorney as their attorneys most likely in the ownership documents wrote them up to be bullet proof. I may be wrong but it may be a that a attorney will not be able to do anything for you.

There are free websites out there that you can put your ownership up.

Your ownership is a fairly known one and some on this boards own these packages. I understand can have direct club access to some pretty nice resorts like the Manhatten Club and other high demand resorts unless there is some type of restricted usage in your ownership documents.

I am not interested buying but from what I have read the bigger packages are far easier to use than the smaller packages.

Do a little reseach on what similar packages like yours have recently sold for ( but not just the current asking prices).

Be prepared for the scammers who will tell you they can far more for your resale that what the current market sold prices are.

                Good luck.

Unfortunately, you have wasted your money again when it comes to trying to sell.

One of our members just bought 40,000 RHC points on eBay for ~$1.50 plus closing costs (don't know but probably $1K). Still a great deal if you use the points. There's no Manhattan Club in RHC Bruce, but there are a couple Manhattan hotels; Affinia Dumont and Affinia Manhattan.

I stand corrected. But looking at the comments of you and Robin on another part of this site about the places you mention, it seems there is some value to the OP's ownership if you learn how to use the OP's ownership.

I wonder how many Points are in the OP package?

                        Don't waste even MORE money....

                        =================================================

You would be wasting your time (and more of your money) paying a lawyer in this instance. Paying him/her for what, I'd ask? You have a contract and you're locked into it, as you apparently have been for some years now already, so there is really nothing here to "settle". Do want to pay a lawyer more money just to have him/her tell you that again?

With all due respect, I think you'd be better off expending your efforts and time (and money) into advertising this unwanted week YOURSELF on a multitude of sites (eBay, Bidshares, RedWeek, TS4MS, TUG, MyResortNetwork) at a rock bottom price and just rid yourself of it (and no, for the record....I certainly am not a potential or prospective buyer).

Many sites (including this one) have a mechanism to do exactly that.Forget about lawyers. Your situation is NOT one which an attorney can resolve or make "disappear", in my personal opinion.

                          Sir or Madam;

If you just want out of the timeshare and you can live with losing any money that you put into it you can: 1. ask the timeshare to take it back, this means you can sign a quit claim deed back to the HOA or 2. Advertise on e-bay or any of the thousands of other websites etc and sell it for what you can. I doubt you will get more than 10K at best, timeshare do NOT hold their value well. 3. You can always advertise your week for rental and or sale on TUGS website or this website and rent or sell it yourselves; this will require some work on your part, real estate sales are more complicated than they may appear but you can do it if you devote the time to it.
I am a real estate Broker, I do not sell or rent or have anything to do with timeshares but I did at one time and I am fully aware of the scams and difficulties involved in timesharing. If I can be of service drop me an email.
