    Yesterday, I received a phone call from a company called THE TIME SHARE SPACE (caller ID 407-293-2056). They were interested in selling my Wyndham properties or renting them for me. He said he would "guarantee" that they would sell them within 90 days. All I have to do is pay them $695 up front.

    I asked how much they would sell them for and the answer was depending on the number of points. He said a 105K point property would guarantee $8,000 - $10,000. He then asked my what I owned. I said "I am not sure", and he replied "I will find out for you". I told him to go ahead and tell me what I owned. Thinking he was "blowing smoke", I sat on hold a couple of minutes and he came back and told me the number of contracts that I have, where they are, and the number of points each is. That kind of got my attention and not in a good way!

    When asked how they could sell them for that much, he kept saying that big corporations were buying them up.

    I know it is a load of hogwash, but I had him send me a copy of the Guarantee. I have attached it below so that you can read them for yourselves and be ready for them when they call you.

    The Timeshare Space, LLC Guarantees

    i. The Timeshare Space, LLC, agrees to advertise your timeshare for a one-year term,
    commencing the date of this Guarantees Activation Form. If for any reason the advertised property does not sell or rent during this time period, The Timeshare Space, LLC, will automatically renew your ad listing until we are instructed to discontinue it. This renewal is offered as a FREE service to you, and all advertising costs are at The Timeshare Space’s expense. You receive a LIFETIME membership with your subscription!

    ii. We at The Timeshare Space are so confident in our ability to successfully market your
    timeshare that if your timeshare does not sell or rent within ninety days of you signing up
    with us, we will send you a travel certificate. This certificate is valid for a reservation
    registration form offering 2 adults 21 years of age or older 3 days, 2 nights hotel
    accommodations plus 2 roundtrip airline tickets from Major International Airports in The
    Continental United States. Locations include Los Angeles California, New Orleans
    Louisiana, Las Vegas Nevada, Reno Nevada, Puerta Vallarta Mexico & Cancun Mexico.

    iii. Advertiser agrees to pay $695.00 (USD) to advertise the above-described vacation
    property. This fee is a one-time, advertising fee. At no point will The Timeshare Space
    require or request the advertiser to pay any additional fees in association with the
    advertisement or sale of this vacation property. The Timeshare Space does not charge or assess hidden fees, closing costs, appraisal fees, or commissions.

    iv. The Timeshare Space agrees to refund the advertising fee in full if another timeshare resale company sells your timeshare at the price advertised with our firm or higher. Refund will be granted within 30 days of receipt of proof of sale documentation.

    v. The Timeshare Space agrees to forward individual and broker inquiries and offers to you via e-mail or telephone to the numbers or e-mail addresses provided.

    vi. The Timeshare Space agrees to assist both sellers and buyers by offering consultation and outside contacts as necessary and appropriate.

    vii. The Timeshare Space is a “For-Sale / Rent-by-Owner Advertising and Marketing
    company” and cannot and does not guarantee that this timeshare will be sold or rented in any specific timeframe. However, The Timeshare Space assures the client that our website will continually be optimized to provide maximum exposure to attract targeted buyers and renters.

    viii. The Timeshare Space assumes no responsibility for any verbal or written representation made in conjunction with this Guarantees Activation Form by any agent or distributor other than those specifically contained herein.
    Thanks for the info, but I don't see any real guarantee here. These guys are called UFFCs (Up Front Fee Companies) not PCCs.

    It would be interesting to know how they know what you own.

      That certainly has ME more then a little concerned as to get the info for 'contracts' with the emphasis on the S - they would have to have access to your Wyndham owner number and account.

          Uh OH!

          I saw this thread after i signed up with this company and i had to reply to this. I guess maybe these guys got me - i called the company today and they reassured me that everything was okay and that my timeshare should be sold soon.....I really hope so! SIGH I'll let you know how it turns out! Wish me LUCK....

              Well...

              When I spoke to them, they had told me that offers would be coming in which in fact they did. The quote they had given me was pretty accurate and right now we're working together to close on a deal...Hopefully everything falls through and i get my ts sold!

                          Do you know if any of your offers are from any big corporations? Do you mind telling us for what resort, unit type season and for how much the offers are for?

                            We got one of these post cards last week....our thoughts: with all the uncertainty in the economy, and all the opportunistic people out there, this is just another sad con job being perpretrated.

                            Shills will do anything, have no conscience and could care less how they hurt people already hurting.

                            If you own a timeshare, and are trying to find a way to sell it...stay away from these upfront companies....they are all over the place.

                            If you cannot afford to keep your TS, you have options, but please don't pay someone to help you sell the TS....keep searching here, ask the folks who can help you, place an ad in the classified section here, or post it on ebay....just don't bother listening to these pitches by these con men from Upfront Fee companies....if you are hurting now, they will hurt you some more. You will waste precious time while they hold your "contract to sell."

                              Timeshare Space offer

                              I just got called tonight also. I guess the price has gone up to $795. I listened to the spiel, then said it was too expensive and we had been burned once before. They offered to split the cost; $495 prior to the sale and $395 after the sale. I was listening as I hit this website. Thanks for helping me keep things in perspective.
                              You say that we have options. I'd like to know what they are. We have had a good time with our timeshares (yes, we have a couple) over the years, but it is now time to....well, get rid of them. I've heard that if I quit paying the maint fee, bad/ugly legal things will happen, so what is a person to do?
                              Our timeshares are quality units and I would think someone who is in the market for that kind of vacationing would want them. Any ideas???
