    Newbie here.

    After reading about timeshares, our family is considering purchasing the following as a resale:

    Four Seasons Aviara - Gold
    One Week (Float)
    $7000

    I learned that the MF and tax is about $2400 annually. Yikes! A week at the Aviara (except summer months) is going for about $2000k to $2500. This this worth it?

    Any thoughts?

    Only you can decide that. If a week there in summer is worth 2400 + (5%opp cost of 7000) = $2750 each year then buy it. It is a nice place but I couldn't spend that much on it every year, and after you spent that much it would be foolish to 'downgrade' at extra costs through trading.

      Buy a cheap week like Aquamarine Villas summer with MFs 25% of what you quote and go anywhere in RCI.

        I own a one-bedroom summer week at Poste Montane in Beaver Creek that cost me $1 plus closing. The mf's are just under $1000. I deposit two years out and trade it each year for a 1-bedroom unit at Four Seasons Aviara through Interval International sometime during Gold Season using an ongoing search.

        But as the previous poster says, if you want to go every year and want no hassles looking for a rental or hoping for an exchange, then it is worth considering.

          I have seen a 1 bdr September week as a rental on Interval for less than $500.

            It's a 2 bedroom. Seller is willing to drop his price to $6500 and pay for closing costs.

            If I can rent for less than buying, this seems the easiest way to go.

              Let me join in -- got here by accident on another search --

              First - WOW - $6500 and they pay closing costs -- hmm ... bitting my lip -- maybe if you do not buy it have seller drop me a note ... (greg dot henderson at cogeco dot ca -- hate spam from all the money I keep winning from Nigeria ) ... do I need a 4th unit ... damm at this price - why not.

              Second -- as a newbie -- you found Aviara ?? Oh there has to be more to this story :-). Have you ever been here ( yep - sitting in unit 26 - one with the good view - good wine and good jazz ). I think newbies should suffer thru some really bad units ( but the MF's are soo low ... gee... I like cheap over clean - sorry - not us ).

              Come and rent a unit ( well- you don't get the best views as a renter - but you still get the feel for the place ) ... if you can afford it - money well spent. And if you can't afford it - save and invest until you can come here to enjoy your hard work.

                Hi Greg,

                There are plenty of them listed in the 6 and 7k range and they are negotiable. Redweek.com has a few listed in that range. We have never owned a timeshare b/c dear husband always thought that they were a bad vacation investment verses renting a timeshare or renting from vrbo.com.

                I started to look online to see if there were any deals to be had during this Great Recession. Your posts had drawn me to the Four Seasons Aviara. Carlsbad is about an hour drive for us, so it'll work great for a short vacation where we don't have to hop on a plane with all the kids.

                We've never stayed at the Aviara. From you posts, it sounds delightful. But the MF & taxes make it less appealing than renting even if the resales were at $1. You mentioned the views are a benefit of owning, are there other benefits as compared to renting? Have you been able to exchange into something similar like the penthouses at the Manhattan Club?

                Any one else have an opinion of renting verses owning?

                  As a newb who has never been there, I would hold off.

                  Are you interested in timesharing and traveling to different places by trading your week, or do you want to go to Aviara every year? I can't imagine you are in a position to answer affirmatively to the latter never having been there. I would definitely rent first.

                    Well, we're going there this week. We got a great deal on a rental on Redweek. It sounds fabulous from what we've heard. From all of your advice, we're going to hold off buying until our return.

                    Btw, the last 2/2 gold week sold for $5900 on ebay. Prices are still going down. My prediction is that auction prices will be down in the $3000's by the end of the year based on the MF's vs rental prices.

                      Renting is much better. You can rent a week just about anywhere at anytime for far less than the annual costs of owning there. Not only will you save a lot of money by renting but you will also have more flexibility as you won't have any obligation with M/F etc.

                        My prediction of $3000 for a Gold week was high. A 2 bed weekly Gold week recently sold for $2100 on ebay. Next stop - $1. High maintenance fees do not justify a higher price.

                          You mention you have kids. I frankly think there are other resorts, not as plush, but tailored more towards kids with kid activities.

                            Soccermom has made a good point. Maintenance fees are huge. The Manhattan club has many going for a buck. The fees are about the same.
