        Massanutten MFs

        Massanutten has five HOAs. Woodstone Weeks 1-26 are due Jan 1. Weeks 27-52 are due July 1. I'm not sure about the other four HOAs.

        The 2011 MFs are:

        Woodstone:

        Two bedroom lockout (can be two 1-bedrooms) $540 (2010 was $520)
        Four bedroom Deluxe lockout (can be two 2-bedrooms) $640 ($620 in 2010)
        Four bedroom Luxury lockout $675 ($655 in 2010)

        Summit

        Four bedroom lockout $675 ($655 in 2010)

        Regal Vistas

        Four bedroom lockout $750

        Villas

        Three bedroom lockout (2/1) $599
        Two bedroom $499
        Two bedroom lockout $599

        Eagle Trace

        Two bedroom lockout $490

        Note for Woodstone:

        Biannual MFs have $50 added to the above amount, but pay one-half annually. e.g. the biannual fee for a Woodstone two bedroom would be $540 + $50 = $590. $295 would be due annually.

        For those who own one-half of a lockout unit, get full-kitchen one year and partial kitchen the next. MF is one-half the above amount plus $25. e.g. the MF fee of $540 would be divided by 2 = $270 and then $25 added for $295.

        I'm not sure if Regal Vistas, Summit, Villas, and Eagle Trace are the same.

              Maintenance Fees Database?

              Is there a way for a person to see the past history of maintenance fees at specific resorts (i.e., Silverleaf)? I really don't want to read/search each year's link.

                  Forgot to mention - For comparison purposes - my ANNUAL HOA fees for a second home in a Poconos development are roughly $1600 for the WHOLE YEAR. That includes water, sewer, road maintenance, two outdoor pools, two beaches, an indoor pool, marina, tennis courts, basketball courts, 3 club houses (one just for adults and one just for teens) and many other extras. I can go all year (not just two weeks as with my TS) and I don't have to pay a "voluntary" fee to ARDA!
                  Now, I know I can't go anywhere in the world with my vacation home like I can with TS, but it definitely makes me realize how much the TS really costs.

                        Thank you for the link to the database. Wasn't sure how to get there. Unfortunately not a lot of records for Silverleaf. Found 3 maintenance records. Bummer. Oh well.

                            Not that familiar with Massanutten so I have a question. The Villas..are they Shenandoah or mountainside? Or something else? Also what section is Regal Vistas part of ?

                                When I stated, Villas, I should have said Shenandoah Villas.

                                There is another HOA at Massanutten called Mountainside Villas. I believe most units are duplexes and they are high on the mountain. Mountainside Villas is more autonomous than the other HOAs. It has it's own administration, welcome center, ID cards and website and trades both with RCI and II. I've not stayed at either, but both are close to one another and appear to be mainly duplexes. I do not know the MFs for Mountainside Villas.

                                I'm sure there's a story about why Mountainside Villas administratively broke away from the rest--but I don't know the story. I'm curious now that you ask.

                                Regal Vistas is a new gated HOA. It will be the smallest HOA at Massanutten, but the most exclusive. Will only have about 30 single story 4-bedroom duplexes. You can buy either a 2-bedroom (half), or 4-bedroom lockout. (entire building) I hear Regal Vistas will have their own swimming pool, but it's not yet built. It is located near Woodstone at the bottom of the mountain in relatively flat, open terrain.

                                I have been in the Regal Vistas model twice. It's very nice with granite countertops, beautiful baths, and one car garage for each 2-bedroom.

                                According to the salesmen, they are almost sold out. Not all units are built, but at least 20 are finished. Regal Vistas is about one year old.
