Reserve Fee = 268.94
Real Estate Taxes = 45.68
Total = 1025.85

Since PBC is an HGVC affiliate, owners are not required to be members of the Hilton Grand Vacations Club. Owners that are members of HGVC would pay an additional $114 club dues for 2011.

Studio Suite: Assessments = $416 + Replacement = $79 = $495
Mini Suite: Assessments = $460 + Replacement = $97 = $557
One Bedroom Suite: Assessments = $502 + Replacement = $123 = $625
Two Bedroom Suite: Assessments = $528 + Replacement = $143 = $671

Mini Suite Annual Property Tax billed separately by San Diego County = $27

My total 2010 annual Maintenance fees for Mini Suite were $536.

Regal Vistas at Massanutten

When I stated, Villas, I should have said Shenandoah Villas.

There is another HOA at Massanutten called Mountainside Villas. .....

Regal Vistas is a new gated HOA. It will be the smallest HOA at Massanutten, but the most exclusive.....

The 2011 MF for Regal Vistas is $750 for the 4-bedroom lockable (2/2) unit.

IMHO, Marriott is starting to get carried away with their cash reserve funding and what they require of owners to maintain the Marriott standard. My two Marriott resorts are far and away have the highest cash reserves of our timeshares. Yes they are nice but, they're really starting to push the limits of affordability for many owners. Yes I like nice stuff but, it doesn't have to be the most expensive stuff all the time.

Massanutten Mountainside Villas is $400. Two bedrooms with a loft sleeps 8. Mountainside was the original development at Massanutten and has been sold out for years. It has gold crown ranking for next year, not that it matters with the new system for weeks.
