When I stated, Villas, I should have said Shenandoah Villas.
There is another HOA at Massanutten called Mountainside Villas. I believe most units are duplexes and they are high on the mountain. Mountainside Villas is more autonomous than the other HOAs. It has it's own administration, welcome center, ID cards and website and trades both with RCI and II. I've not stayed at either, but both are close to one another and appear to be mainly duplexes. I do not know the MFs for Mountainside Villas.
I'm sure there's a story about why Mountainside Villas administratively broke away from the rest--but I don't know the story. I'm curious now that you ask.
Regal Vistas is a new gated HOA. It will be the smallest HOA at Massanutten, but the most exclusive. Will only have about 30 single story 4-bedroom duplexes. You can buy either a 2-bedroom (half), or 4-bedroom lockout. (entire building) I hear Regal Vistas will have their own swimming pool, but it's not yet built. It is located near Woodstone at the bottom of the mountain in relatively flat, open terrain.
I have been in the Regal Vistas model twice. It's very nice with granite countertops, beautiful baths, and one car garage for each 2-bedroom.
According to the salesmen, they are almost sold out. Not all units are built, but at least 20 are finished. Regal Vistas is about one year old.

The Mountainside Villas' MTC for 2011 will be $375. Units sleep 8 and each master suite bath has whirlpool tub + separate shower and a cedar sauna. The units have 2 bedrooms +lofts with sleep sofa and two balcony(s). Plus, each unit has a 2-story stone fireplace. All have been re-modeled (new floors, tile and carpet). And even flat screen HDTVs have been added as an upgrade.
I need copies of Marriott Ocean Club & Westin Maui resorts 2011 Budgets
Can anyone get me a copy of Maui Marriott or Maui Westin's budgets for 2011? Kaanapali Beach Club's budget is ridiculous!
KBC's 2011 Budget for Diamond Management is $3,515,525 and an additional administration cost for our resort of $3,904,808....UNBELIEVABLE!

That's an understatement. But a correct one.
Poipu Point & KBC (Embassy) owners have formed groups of owners to help oust the Diamond Resorts Board. It worked for Hanalei Bay and a few others. Diamond has an incredible amount of complaints listed on boards throughout the internet.
