Have you thought about running for the board?

I am president of my condo association.
It's not a paid position and I need to remind owners that all the time.
They are welcome to form committees to solve problems anytime yet no one does cause they are too "busy" to work for free but not to too busy to continually complain about everything.

CMV has an active board in a developer managed resort. The president helps run a yahoo group to keep owners in the loop and find solutions to problems. No reason you can't do that for your kettle resort.
Many deeds change hands in that yahoo group. I got mine for "free" by joining that group and taking one of the HOA foreclosure s off their hands.

Try it. What have you got to lose except maybe time which you have plenty of and maybe a few MF bills.

      Asked and answered long ago.

The answering to getting out is not getting more in.

Sometimes it is cause you get the inside scoop on how things are really handled.
You might be surprised in what you find out being on the board.
Couldn't hurt to give it a try.

          That happens at work, too.

            Dear Friendly-to-Me Resort GM:

In a recent message you mentioned something possibly forthcoming to help owners who no longer wish to own their weeks.

We bought our first ISC week in 1992, a foreclosure from Elk Horn Realty. We bought two more from the Quiet Title action in 1999-2000. So, we have done our part in picking up weeks that were unproductive to the Association, and we have been loyal in keeping our account current.

We have been pleased with our ownership and have been able to exchange or rent our weeks for quite a long time. We have no grudge or ill will toward the resort.

However, as you know, there comes time when all good things must end. As we are now "retired", with both winter and summer home, our limited finances need to be directed toward maintaining them. We no longer can afford frivolous expenses.

All we wish to do is return our three weeks to, essentially, where they came from, and let the Association use them for rental income or, perhaps, to another owner. We own two consecutive Spring Break ski weeks, and a peak summer vacation week, and they have always been valued by the exchange companies, We wish to do this in order to save the resort the expense, anguish, and ugliness of litigation, and we are willing to pay the 2015 maintenance fees, to give you ample time to do something with them.

            Thanks for your consideration.
Sent it again and didn't get a reply, again.

            • I have noticed "Guests" viewing this thread, the Fine Kettle thread, and other threads regarding the problems of timesharing.

              http://www.timeshareforums.com/forums/online.php

Just curious, if you care to answer, what is it about these threads that interests you? Are you, too, stuck with timeshares and wondering how to get rid of them? Are you wanting to know problems relating to timesharing before getting involved? Or . . . . Just curious why you are looking at the "negative" threads on a "positive" forum?

Thanks, and good luck with whatever the reason is.

I'm only curious about the ones visiting the ones I mentioned, to see what attracted them to those.

                      • In the time our two Fine Kettle weeks have been "for sale", advertised constantly on the Internet, we have paid just short of $8000 in maintenance fees.

                          • Lakewood resort had building #4 of 6 buildings burn down about 15 months ago. Due to problems with insurance, they are doing without it. They probably have enough owners or non paying owners for the winter months to not miss it, but what happens to the prime summer week owners of that building of 8 units.

Perhaps there are enough uninterested owners in the other buildings to accommodate them. Of course, you're addressing a problem that has always been a problem in timesharing, disproportionate value/interest of different weeks, yet MFs are they same for all of them.

DW (you know the one) and I were having one of our very-infrequent talks about timesharing last night and both, when I showed her showed her this, which I searched for someone looking for dirt-cheap lodging on another forum:

                              2 Bedrooms 6 (6) Full Sat 20-Sep-2014 Sat 27-Sep-2014 USD 294.00

                              That, BTW, is for Lakewood.

I said, "What's so hard to understand about once you are done, you are done, once you want out, you want out. You don't want someone trying to tell you how you can make it work for you, take a cruise or some other unwanted thing. You don't want to have to work as hard as you used to have to work to get the vacations you wanted, only now just to recover a small portion of your fees. What's so hard to understand about just wanting to be rid of it? Every owner some day will want, or need, to get out."

Hmmmm!? I never thought of fire.

Is that Lakewood in Western Maryland or the one in the Ozarks? Sept is still pretty prime at deep creek lake and it is the only TS in the area and has less than 10 units. My guess would be a Sept week would still be a minimum of $500 even last minute.

As to the destroyed unit there are summer owners on the owner site wanting to sell. The owners probably got an insurance settlement so at least half could probably have bought back in and the other half could take a payout and walk away. The hhoa probably had enough equivalent weeks for the non summer owners who wanted to stay on.
